Also known as 202 DC, 202 Desa Cahaya is a relatively old (but well-maintained) low-density freehold condominium. The property sits on Jalan Ampang in the exclusive neighborhood of Ampang Hilir (otherwise known as the Embassy Row); it neighbors the French and Spanish embassies and the British High Commission. 202 DC belongs to the “pioneering” generation of upmarket condominiums in the heart of the city, having built around the same time as The Forum on Jalan Tun Razak and Desa Kudalari in KLCC.
202 Desa Cahaya was completed in 1995 by E&O Property Development, one of the country’s most reputable property development firm. Ampang Hilir is a mere three kilometer drive from the city centre and may be easily accessed through major public transportation or private vehicles. With lush greens lining the streets of Ampang Hilir, it is often referred as a sanctuary in the heart of the city, and is a viable alternative to the apartments in the Kuala Lumpur City Centre (or known better as KLCC) enclave.

What We Think
Even though 202 Desa Cahaya is relatively old, we love that it is well-maintained; with E&O managing the property we would expect nothing less than top notch maintenance and service levels. This again underscores the importance of the developer’s reputation in Malaysia real estate; the fact that 202 DC still manages to fetch good subsale prices is a testament to E&O’s reputation as a leader in property and especially the hospitality sector. Of course, its location on Jalan Ampang is also a strong sub sale driver – being next door neighbours to a score of embassies might mean that it is well positioned for the rental market.
When compared to some of its peers like Desa Kudalari and The Forum, 202 DC has got moderately lower prices (about 10-20% less), and this might be attributed to the fact that it’s off the city centre.
