The Malaysian real estate industry players and spectators must have thought that Sutera Damansara has nothing else to offer – what, with the premier location in the Damansara Damai paradise, beautiful homes with the Vale and Zaria, and the excellent development that could easily be the pride of Selangor real estate development – one would think that nothing could match it.
And then came the Almira 28. The latest addition to the family of developments in the Sutera Damansara is a beautiful 28-unit superlink that sits right in the midst of everything. It is situated between the town homes of The Vale and the superlink homes of Zaria, and directly in front of the Sutera Square Shops Office. It sits like a fitting centerpiece to the sprawling hundred acre paradise of Sutera Damansara.
Like the rest of the development projects of Sutera Damansara, Almira 28 carries a design philosophy that adheres to the beauty of the nature surrounding it – the resounding theme and concept to the developments at Damansara Damai. Almira 28 has a highly minimalist structure – an ode to its beautifully green, hilly backdrop. Without a doubt, the design was meant to make the beauty of nature stand out and complement the natural view.
Launched in June 2013, the unit’s launching price was at a not-too-shabby RM 1.447 million. Current market prices register starting at RM 1.487 million for a semi-furnished unit (RM 392 psf). This price is about the same as the launching and market prices of its closest and most similar neighbor, Sutera Damansara’s Zaria – the superlink houses that are offered currently at RM 340 psf in the market listings. Then again, considering the size of the units and the number of bedrooms at Almira 28 (Almira is 5+1, Zaria is 3+1), which could go well over 4,000 sq. ft, compared to Zaria’s max of 3,794 sq. ft, this leasehold property in the center of it all is much cheaper. Almira 28 – What’s In The Box
Compared to its closest neighbors – Zaria and the Vale – the units at Almira 28 are limited to only 28, a mixture of corner and intermediate homes. This makes it a much less denser area, population-wise.
The two units at the Almira 28 differ only slightly in size, with the intermediate units measuring up to 3,794 sq. ft., and the corner units edging this a little at 4,082 sq. ft. However, the units have practically the same layout, and have the same 5+1 bedroom setup, 6 bathrooms, a wet and dry kitchen and semi-furnishing that includes air conditioning. Solar water heaters are also installed on these units to max out and live up on Sutera Damansara’s commitment to create ecologically-friendly homes.
The developer OSK has done a banged up job here with the Almira – and it’s no surprise given its experience in launching similar projects in the past. Presently OSK seems to be launching rather similar developments which share somewhat similar characteristics and target market (upper middle range properties in fringe-y locations such as Mirage By The Lake and Pan’gaea in Cyberjaya) Sutera Damansara is becoming OSK’s flagship project, and will serve to drive its brand equity as a quality developer in the Malaysia property vertical for a long time to come.
We PropertyReviews.my editors have gone on a site visit and came away impressed. Almira looks well designed and located on a green, serene hill which is rather homely. Don’t be misled by its “Sutera Damansara” moniker – it’s closer to Sungai Buloh than, say, what people know and identify as “Damansara”. 😉
