Another addition to the roster of Bukit Kiara Properties (BKP – a successor of sort to the legacy of Alan Tong’s Sunrise) is Aman Kiara, a low-density property that is made up of condo villas and bungalows. Located in Jalan Kiara 5 in Bukit Kiara, Aman Kiara is a collection of classic and contemporary residential homes.
Aman Kiara is between Mont Kiara “entrance” (defined by the cluster of developments flanked by Plaza Mont Kiara and One Mont Kiara) and the newer Kiaramas area. Its immediate neighbours are Gateway Residences and Hijauan Kiara (click here for a recent review). Verve Suites is further up the road as well as Casa Kiara II.
Condominium living has become rampant in all parts of Kuala Lumpur, and this is evident as more and more condominiums are being built in Bangsar, in Mont Kiara, and in the KLCC enclave (given the rise of branded luxury apartments starting from 2013). However, the feeling of living within a community is something a lot of people would still want to consider, as there is always a sense of family, security, and warmth.
Sidenote: Aman Kiara is not to be confused with Mont Kiara Aman, which is an older condominium located on Jalan Kiara 2 about two km away.
Elegance and exclusivity sure do come with a price, and this is particularly true in Aman Kiara’s case. Recorded transacted prices last September 2012 were listed at around RM750 per square feet. Early in 2013, sales prices increased at an estimated RM800 per square feet. Last listed transacted prices were steady at around RM780 per square feet last April 2013.
When you’re coming up with the fair price of an Aman Kiara unit remember to take these factors into consideration –
- Aman Kiara’s prices are (predictably) higher than Hijauan Kiara and Casa Kiara II (which have been hovering around RM600 PSF at the time of writing, but Casa Kiara tends to be cheaper somewhat) but lower than VERVE Suites (priced at a premium which makes it up there with mid-level KLCC condominiums).
- Prices of Mont Kiara condominiums are on a slight hike for the last few months, and many expect this trend to last until the end of the year at least.

Bungalows and Condo Villas
Aman Kiara is made up of 19 bungalow units and twelve condo villas. This exclusivity is a privilege, especially in bustling Mont Kiara where every square inch is being packed to the brim by cookie cutter churning developers.
The property sits on a freehold land that measures six acres. For Aman Kiara’s bungalow units, one can choose from its three styles, including:
- Aster- Aster has five units. Its built-up area measures at 4,930 square feet. The land area measures at 6,050 square feet to 7,600 square feet.
- Saffron- Saffron units have a land area that measures at 4,570 square feet.
- Daphne- This bungalow unit is the largest of them all, with built-up areas measuring at a staggering 5,130 to 5,410 square feet.
On the other hand, condo villas are made up of twelve units. Potential residents may choose from five to six bedroom condo villa units. Larger units measure at 3,690 square feet, while corner condo villa units measure at 4,030 square feet. Condo villa units also come with a private garden that ranges from 614 square feet to 1,389 square feet. A private lift also is provided for those upper-level condo villa units.

Pros: Location and Accessibility
Aman Kiara is located in Jalan Kiara 5 in the central west area of Mont Kiara, and is also nearby Sri Hartamas. It’s not too close to all the major roads that become congested with traffic, especially during peak hours. Sri Hartamas can be reached within five to ten minutes through private transport.
Amenities and things to do never run out in Desa Sri Hartamas there are shopping malls, restaurants, petrol stations, schools, and business parks. Aman Kiara is also nearby to major highways such as New Klang Valley Expressway, Kerinchi Link, Penchala Link, and SPRINT Highway. Getting around nearby neighbourhoods such as Jalan Kuching and Jalan Duta is also easy.
It’s easy to experience community-living while enjoying all the luxury while living in Aman Kiara. The property is a gated community, which provides 24-hour security, complete with CCTVs, to residents. There is also a swimming pool, a wading pool, a jogging track, a children’s playground, a barbecue area, a gymnasium, and a covered parking bay exclusive for Aman Kiara residents.
We have always been partial to gated communities, and Aman Kiara is one of the few in the Mont Kiara area (the others are Lumina Kiara, Villa Mont Kiara and a couple more). Space is a huge selling point for Aman Kiara and is truly what differentiates this development from the rest of Mont Kiara. Additionally, we like its rather off-the-centre location – not too far from the retail shops and restaurants on Jalan Kiara (but not within walking distance) but is somewhat sheltered from the traffic. Additionally, the price point at nearly RM900 is a premium, but notably lower than Villa Mont Kiara which has breached the RM1,200 PSF point since 2010.
