Amarin Kiara is a residential development situated on top of the hill, which provides a rather breathtaking view of the entire Mont Kiara enclave. Nestled on freehold land measuring three acres in the Kiaramas area (neighbouring the cluster of Kiaramas condominiums – Ayuria, Cendana and Danai), this residential development is made up of semi-detached homes, with 30 units in total. A single detached villa is also available.
Landed properties are hard to come by in Mont Kiara, and when they do, they are located in areas which are off-the-centre. As such, centrally located landed properties like Amarin Kiara do command a price premium which we are going to review next.
Amarin Kiara Prices Analysis
The Amarin is the only landed property in the Kiaramas “sub cluster” the west side of Mont Kiara, and this is reflected in its asking price. Middle of this year, the listed sales prices for the Amarin Kiara remain steady at an estimated RM750 to about RM850 per square feet, depending on unit condition and location. These asking prices are about 20-25% higher than the average prices of Kiaramas condominiums, but this is comprehensible given its landed status.

Amarin Kiara is built by Amarin Sdn Bhd, a boutique developer which seems to be focused on upmarket developments (its other project in Malaysia is the Amarin Wickham on the Embassy Row). Mont Kiara is dominated by Sunrise (and its successor UEM Sunrise), Bukit Kiara Properties and Asia Quest (especially in the Kiaramas area), and so the presence of a boutique builder is certainly a refreshing change.

Privacy seems to be one of Amarin Kiara’s biggest selling point. Also, its hilly location is a setting for a peaceful environment, especially with an overlooking view of Mont Kiara from below.
The semi-detached units at the Amarin Kiara come in seven layouts. These units vary in sizes, with the smallest unit measured at 5,513 square feet, while the largest is sized at 7,798 square feet. A single bungalow or villa is also offered. It measures at a staggering 10,505 square feet. Potential investors and residents may choose the following units:
- Type 1A – These semi-detached units measure 6,004 square feet.
- Type 1B —Units are sized at 7,215 square feet.
- Type 1C —The smallest unit at the Amarin Kiara is measured at 5,513 square feet.
- Type 2A —Semi-detached units with this layout measure at 6,231 square feet.
- Type 2B —Amarin Kiara’s largest units have sizes that measure at 7,798 square feet.
- Type 2C —Units with this layout are measured at 5,516 square feet.
- Type 2C1—2C1 semi-detached units has a size of 7,003 square feet.
Each unit comes with its own sundeck area that can also serve as an entertainment area perfect for receiving guests and holding parties. It also has a swimming pool. Furthermore, each unit is furnished with a fitted kitchen and a well-equipped toilet and bath. Units come floored with teak and marble tiles. Other facilities include a clubhouse, a games room, a meeting area, broadband access, a gymnasium, and a jogging track. To ensure security, a 24-hour security system is enforced.
We here at PropertyReviews.my have always been partial to Kiaramas – we think that it’s one of the better spots in Mont Kiara with its cool, hilly setting with less congestion away from Jalan Kiara. The prices of Kiaramas condominiums also are firmly entrenched in the mid-tier (by Mont Kiara levels), and thus more affordable compared to the newer, more upmarket properties (in the form of the nearby Verve Suites, or MK10 and Arcoris).
With the property’s exclusive and private location, coupled with its luxurious list of facilities, plus the entitlement of a Mont Kiara address, its current for sale prices have the potential to appreciate soon – possibly breaching the RM1,000 PSF level. However, prices would possibly be forever pegged against the Kiaramas condominiums which are lower.
