Nestled on top of the affluent residential suburb of Bangsar is Araville Condominium. It is a high-rise, low density freehold property sitting on Jalan Kapas, about ten kilometers from KLCC. It is a popular home of choice for expatriates as it offers a spectacular view overlooking the city centre. Genting Highlands is also said to be visible from the property, depending on the weather.
Araville is located right behind the equally popular Casa Vista. Some of its next-door residential neighbours are the Park Rose Condominiums, Ken Bangsar, Sri Katsurina, Bayu Angkasa and Desa Bangsar Ria.
Bangsar is easily accessible through a number of major highways namely the Sprint Highway, New Pantai Expressway (NPE), Federal Highway and Penchala Link. It is also accessible using public transport through the Bangsar LRT station, Rapid KL’s Kelana Jaya Line (Jalan Bangsar). Bangsar is also within a short distance from the major transportation hub, KL Sentral. A number of buses also service Bangsar.
Araville was developed by Golden Klang Valley, an associate company of SP Setia. Other developments of Golden Klang Valley include Menara Bakti in Petaling Jaya. SP Setia, of course, is the famed developer behind Setia Sky Residences, Setia Alam and Pusat Bandar Puchong (where Setiawalk is).
Residents of Jalan Kapas, particularly of Araville, have voiced their concerns to local authorities in the media during the construction of D’9 Bangsar at the topmost point of Bukit Bandaraya. They were afraid that the construction would cause landslides or that the water tanks situated within the construction area, which supply water to Bukit Bandaraya and all the apartments in the area, may be damaged. If that happened, Araville would have been totally destroyed. But the developer of D’9 Bangsar took precautionary measures to avoid these from happening.
Current selling prices (at the time of this review) of units at Araville range from RM630 to RM800+ psf, while going prices for rent are from RM3 to RM5 psf. These prices are comparable to its neighbors Casa Vista (rents out from RM3.50 psf) and Park Rose (sells between RM800 to RM900 psf and rents out from RM3.00 psf). Listings could be found at the local property portals with asking prices around RM1.5 million for 1,700 sq ft units.

Body, Mind and Soul
Bangsar is a booming community where convenience and luxury for the entire family are assured.
Shopping is undeniably one of the activities that the entire family enjoys. For family bondings during shopping, residents of Araville may choose to go to the Bangsar Shopping Centre or Bangsar Village I and II, which are about 5-minute away from Araville.
A short drive further would take you to Mid Valley Megamall. Also nearby is The Gardens Mall, which houses local and international brands. What’s interesting about this mall is that its anchor department stores, Robinsons (Singapore) and Isetan (Japan) are located on opposite ends. You may also find The Curve and IKEA within short driving distance.
If you are the athletic type, the Bangsar Sports Complex has badminton, tennis, basketball and squash courts and a swimming pool.
Picnics are also enjoyable to families and friends so bring your friends to parks at Jalan Rumpai, Jalan Bangkung, Jalan Tempinis 5, Jalan Kurau and Jalan Terasek 7.
And which Malaysian doesn’t love eating? Besides local cuisine and a hawker centre, you will also find Italian, South Indian, North Indian, Thai, Chinese and fusion cuisines in Bangsar. If you are up for some drinks, you can try Absolute Chemistry on Jalan Telawi, Devino the Wine Bistro on Jalan Ara or Alexis Bistro on Jalan Telawi.
Into arts? In Bangsar you will find The Actors Studio and the bookshop Silverfish.
If your children who are going to school, there are a lot of schools sprawled within the vicinity of Bangsar. Several international schools are accessible like Alice Smith, Fairview International, Sayfol International, Mont Kiara International School, International School Kuala Lumpur and Garden International School.
If you have emergencies or are just having routine checkup, the Pantai Medical Centre, Bangsar Medical Centre and Polyclinic Bangsar are within short distances from Araville. Besides all these, a number of nurseries, pharmacies, salons, spas and fitness centres abound in Bangsar. Very convenient!
Configuration and Facilities
Araville consists of two blocks of condominiums that house a total of 89 units. Each unit has a built-up size from 1,700 sqf, and comes with a spectacular view of the city centre (and of Genting Highlands if you are lucky) from their huge windows. Besides the 24-hour security, dwellers of Araville also enjoy luxury facilities such as a barbecue area, squash court, cafeteria, covered parking, children’s playground and a gymnasium.
Our Final Analysis
Araville, despite the hullabaloo on landslides a few years ago, remains to be a favorite home to expatriates. The relaxing view is probably one of the reasons. However, it must be noted that if you are buying a property in Bangsar, you are not spared from city traffic. Jalan Maarof could be congested during peak hours. Luckily, there is an alternative to reaching Sprint highway – through Jalan Medang Tanduk.
If you plan to invest in Araville, consider this – due to scarcity of new developments and the increasing demand, prices of Bangsar properties could well appreciate in the longer term.
