If you’re looking for updates on Arcoris Mont Kiara (also known as its more generic moniker MK20), then here’s some: all business suites have been sold out. 90% of Arcoris Residences and 70% of the SoHo units have been taken up. Being one of the most hyped Mont Kiara launch in recent memory, Arcoris seems to be living up to the buzz that it has created for itself… or has it not? We’ll see…
Sunrise (or UEM Sunrise post-merger with, well, UEM) is the de facto big brother of Mont Kiara, having been the pioneer of the area eons ago. The other two biggest Mont Kiara developers (namely, Asia Quest and Ireka) seem to be content with their own specialty (Asia Quest focusing in Kiaramas and west of Mont Kiara; Ireka has successfully positioned itself as a design-y developer with successes like Seni, Tiffani and i-Zen under its belt). Sunrise’s latter-day projects such as MK10 and MK11 are also runaway successes although Arcoris will be breaking new grounds for them as their first mixed development project in the enclave.
Arcoris – What Ya Gettin’
Nestled on a six-acre land in the heart of Mont Kiara, this freehold integrated development will consist of two blocks, namely, the Southern Tower (35-storey) and Northern Tower (18-storey). The five different components of this development will be the highlight of this project. These components are:
- “Arcoris Suites” business suites (262 units)
- Arcoris SoHo (366 units)
- Arcoris Hotel (275 rooms)
- “Arcoris Residences” serviced residences (331 units)
- Arcoris Plaza retail outlets
The first three components will be housed in the Southern Tower while the Northern Tower will be exclusively for the serviced residences. The Plaza will be the link between the two towers, and will have restaurants, cafes and shops.
The business suites have built-up sizes from 660 to 1,550 sqf, while the SOHOs are sized from 450 to 1,000 sqf. The residential units at Arcoris are built-up from 850 sqf (studio) to 2,000 sqf (3-bedroom). Units are said to come partially furnished with kitchen cabinets, hood, hob and combined washer dryer and refrigerator.
Residents and tenants of Arcoris Mont Kiara are up for stellar facilities available to them. Besides the basics (round-the-clock security, swimming pool, wading pool, covered parking, tennis court, badminton court, business centre and gymnasium), they are afforded a rather excellent view of the KL skyline and neighboring communities through the sky pool. Has to be seen to be believed. 🙂
Designed By Foster + Partners… A Wow Factor?
The property is designed by renowned architectural firm, Foster + Partners and developed by top-caliber Sunrise Berhad. Cantilevers seem to be a favorite detail of Foster + Partners, as Arcoris is designed with them, quite similarly with other F + P structures. In Malaysia, Foster + Partners is perhaps best known for designing the awesome Troika in the KLCC enclave.
Arcoris Mont Kiara’s developer, Sunrise Berhad, is a multi-awarded property development firm. For nine consecutive years from 2003 to 2011, Sunrise has been in The Edge Malaysia’s Top Ten Property Developers Awards, ranking first from 2003 to 2006. And of course, Sunrise rose to fame (pardon the pun) from its pioneering work at Mont Kiara, now a residential suburb that incorporates commercial centres, an international school and high-end residential condominiums. Note that Sunrise has since been merged into UEM, forming UEM Sunrise.
According to The Edge, Sunrise sold 90% of Arcoris Suites one week before its launching in October 2011 (see here for its news clipping), which is quite impressive by any standards. Arcoris SOHO was launched second in August 2012.
Besides the many conveniences that Mont Kiara area has to offer, Arcoris Serviced Residences dwellers have the option NOT to go far for their dining and shopping needs. The Plaza, also open to the public, will have restaurants, cafes and retail shops that would cater not only to its tenants but also to everyone who happens to drop by Arcoris.
Living in Mont Kiara means that access to major amenities is a breeze.
International schools like Fairview, Garden, French International School, and the Mont Kiara International School are either within short distances from or located within the Mont Kiara enclave. Learning centers also abound in the area for younger children such as Acts Dance, Children’s Discovery House, June Art Creative Cabin, Kiara Child Care Centre, Kidz Studio, Kumon Malaysia and Vital Years to name some. A number of medical, dental and veterinary clinics are also in the vicinity to cater to medical needs of residents and their pets.
Foreign embassies are within short drives from Mont Kiara. KL Golf Club and Bukit Kiara Equestrian Club are right beside the enclave. Other essentials like hair salons and spas are within short distances from the community. Indeed, Mont Kiara is a pretty self-contained community. It’s also about ten minutes drive from the city centre if basking in the KLCC park is your cuppa. 🙂
Mont Kiara, one of Malaysia’s most sought-after addresses, is connected to a network of highways that link it to the city centre and to other parts of Malaysia. It may be accessed through the Penchala Link, Sprint Highway, North Klang Valley Expressway and Duta-Ulu Kelang Expressway (DUKE). There is scarcity in public transport but this is not a major concern since most of Mont Kiara’s residents utilize private vehicles for transportation. There are direct buses to Singapore, but these won’t be necessary with the high speed rail project commencing soon, and completing in, well… 2020.
Arcoris Mont Kiara Price Information
The Arcoris business suites were launched starting at RM383,000 or RM660 psf while the SOHO units sold from RM450,000 or RM900 psf. Pending official launch, Arcoris Residences units are offered at local online property hubs from about RM930 psf. So an 850 sqf studio would more or less cost RM790,000 and a 2,000 sqf 3-bedroom unit will cost RM1.85 million more or less. The prices are a bit steeper compared to other condominiums in the area like Tiffani Kiara and 11 Mont Kiara.
To Buy or Not to Buy…?
The confidence that the Arcoris Suites buyers have manifested for Sunrise Berhad is a big plus. The idea of having five concepts in one development is another. And of course, it’s in Mont Kiara. If you have the budget, then this looks like a good investment. It has a sky pool, remember? 🙂
Integrated residences like Arcoris are not plentiful in Mont Kiara, but Icon Residence up in the Dutamas area may be a good comparative property. Solaris Dutamas (which houses Publika) is also a good option for those who want everything practically under one roof.
