Space, view, aesthetics both in and out, location – it seems like there is nothing else to look for in Armanee Terrace 1, deemed one of the most expensive and most high end condo units in the Damansara Perdana area. As it seems today, in public opinion and in market demands, the condominium complex has moved on from its infamous days. Let me explain.
Completed in 2008, Armanee Terrace as had its bad days. Its first “settlers” allegedly racked up the condos with complaints over the questionable quality of the workmanship. There were allegedly complaints almost practically everywhere – from walls to floors to plumbing. But they say, and as a lot of present residents might agree, it is long past that.
Fast Forward To The Present Day…
Today, Armanee Terrace is only one of the most beautiful places to live in in Damansara Perdana. The flagship feature of the complex is the duplex-type homes giving each unit two spacious floors at 2300-3000 sq. ft. for each standard unit, and between 2800 and 3000 sq. ft. for corner units – a rarity not only in the area but in most of the condo units in all of Malaysia as well.
What makes the duplex even more appealing, not to mention beautiful, is the fact that they come with soiled terraces. And if you’re lucky, you’re going to get three of them if you live in a corner unit. Residents have converted these terraces into sky gardens, patios, barbecue areas, and even koi ponds.
There are currently three wings of the Armanee Terrace housing all 522 units of the complex, each having its own lobby slash reading room, but all sharing a single lift area with 9 elevators to accommodate the residents. Each unit on the condo is also allotted two car park spaces.
Apart from the sky terraces, the residents of the condo complex enjoy a very lush, very spacious open courtyard recreational facility that sits on four sprawling acres of land. Yes, four acres housing two swimming pools with wading pools for children, a Jacuzzi, sauna rooms and ponds all designed in beautiful Balinese concepts. The tree-lined area is surrounded by these other amazing features too:
- Clubhouse with gaming rooms
- Tennis and indoor badminton courts
- Basketball court
Residents will also love the array of shops and cafes and restaurants lined up in the 18 shop slots in the complex. If that does not suffice, TESCO, IKEA, and The Curve are close by to fulfill an avid shopper’s needs.
Security-wise, residents are going to find their card-access type of security and the barrage of CCTV cameras surrounding the complex very reassuring.
No Jam? Is This Real Life?
Residents would also enjoy the lack of traffic jam outside of the condo, considering the location of Armanee Terrace 1 is not quite the center of the city but rather at the end of it. This is one place where one side offers a view of the sprawling city ahead, and the other of some beautiful verdant mountains. It may not be as quiet for so long though, since its sister building – Armanee Terrace 2 – is set for completion and release by 2014.
Apart from its advantageous location at the “dead end” of the road, we also like the spaciousness of the area; it’s nigh impossible to find anything like this in central PJ and KL.
MK Land is an experienced developer with a strong focus in the Damansara Perdana area with a strong portfolio comprising of projects such as the Metropolitan Square and the Rafflesia. Developer reputation is a major driver in the sub sale market, and the MK Land brand is strong.

Currently, the average asking prices for the units have gone up by about 20% in the third quarter of 2013, at around RM 430 per sq. ft; earlier in the first half of the year, the price were hovering around the RM350 per sq. ft. Predictably, its newer sibling Armanee Terrace 2 is commanding higher PSF prices (about 10% more).
