This is nowhere near California’s Beverly Hills, but it surely is a name to reckon with in the real estate scene in Bandar Utama as far as elegance and exquisiteness is concerned. The Beverly Residence is one for those who are seeking a high end, modern, luxurious and convenient city living.
The units here are pretty large, measuring between 1,200 sf to 2700 sf with 3 bedrooms and 2 bathrooms apiece. The security is provided 24/7 and residents enjoy the convenience of a passenger lift that leads all the way up to the sky walk way. Coupled with the fact that it is close to schools and offices as well as major public facilities, the Beverly Residence has become a sought after living space for growing families who want to provide their children a clean, beautiful, safe and convenient living space.
With the prices of each unit here are currently between RM 400,000 and RM 700,000 with psf rates playing around the high RM 400’s to low RM 500’s. This makes it pretty much a better option than most every condominium in Bandar Utama. Sure it does not have as much in-house amenities but all its merits make it a much better place to raise a family without breaking one’s budget on mortgage and house fees. The main thing, perhaps, that makes this really attractive and outstanding is the building itself. It has a par excellence architecture characterized by modern, angular themes but comes with eco-friendly features. Despite its being in the center of an urban jungle, Beverly Residence has incorporated green space despite its spatial limits. Topping this feature is the beautiful private roof top garden accessed by a sky way. Also, each unit comes with floor to ceiling glass windows that not only utilizes more natural light during the day, but gives each resident a panoramic view of the Bandar Utaman cityscapes.
The Beverly Residence is conveniently located in between the major areas of Petaling Jaya, Bandar Utama, and Damansara. It is therefore never too far away from whatever important is in either of these major urban areas. This low density leasehold terrace townhouse development is also located in a prime residential location coveted by many for being close to a good number of things including elementary and secondary schools, colleges and universities, hospitals, banks, and major shopping centers including IKEA, Centerpoint, The Curve, Giant Mall, and Tesco.
Residents are provided transportation support by the developers, with an integrated feeder taking residents to and from the townhouse to LRT stations, the major shopping centers, hospitals, and major landmark schools. Beverly Residence is also more easily accessible to major highways including the Penchala Link, the Lehburaya Damansara Puchong Highway, the NKVE, Jalan Damansara, as well as the Sprint Highway making trips to KLCC, Shah Alam and other major urabn areas quick and breezy.

What We Think
Whether bought for private residence purposes or as an investment, purchasing a unit at the Beverly Residence might look like a wise investment choice – especially so that the properties in the areas are continuously appreciating. Also, despite a rather goofy (and Cinabeng) name, the developer Ong Chong Realty has got a decade-old track record in Malaysia real estate (Westwood Terrace, Residence 8 on Old Klang Road, PJ5 SOHO in Kelana Jaya).
On the minus side, the townhouse concept may be getting more niche nowadays which means that the addressable market is usually smaller. Do bear this in mind if you’re looking for capital yield. Also, its asking price of around RM450 PSF (correct at the time of the publication of this review) may be attractive for a Bandar Utama property (albeit leasehold), but always do your due diligence.
