Recognizing Penang Island’s boundless potential and endless possibilities, Ivory Properties embarked on a grand and ambitious mixed development project named the Penang Times Square. Part of its master plan is Birch The Plaza or simply, Birch Plaza, a freehold condominium that comprised the development’s first phase. Responding to modern demands for contemporary homes in Georgetown, the condominium project embraced a concept that captured what modern lifestyle is about.
Sought-after Prime Location
Sitting along Jalan Dato Kramat, Birch Plaza is right at the heart of Georgetown, where modern conveniences abound and connectivity is superb. Serving the area is a network of major roads allowing easy access to the rest of Georgetown and key points within Penang. Some of these main arteries that facilitate ease of transport for residents are Jelutong Expressway, Jalan Macalister, Jalan Burma and Jalan Magazine.
As part of the vibrant Georgetown, Birch Plaza is naturally surrounded with an abundance of amenities. From schools to food joints, banks, retail shops, temples and entertainment outlets, the area is brimming with choices. Not only that, the condominium sits close to Penang Times Square’s very own shopping mall hence bringing conveniences right at your fingertips. Other shopping complexes are also easily reachable including Komtar, Pranging and Gama complexes where more exciting retail therapy await. Some of the schools that are less than 1-km away are SMK Methodist and SMJK Comvent Daturk Keramat.

Designed for Modern Comfort
Attuned with today’s modern demands and needs, Birch Plaza has a collection of lifestyle facilities providing comfort and convenience within the residence. There are pools for both children and adults as well as an outdoor Jacuzzi with bubble jets. Injections of nature-friendly elements are evident through landscaped gardens, water features and a foot reflexology path. Also highly promoted is an active and healthy lifestyle via the clubhouse, gymnasium, jogging track and children’s playground.
Kicking off Penang Times Square is Birch Plaza, the first phase of the much-anticipated and highly buzzed about mixed development. An easy stand-out and a development you’ll easily spot within Penang, expectations were pretty high. Unfortunately, some complaints have arisen with regard to the project’s almost similar design despite claims of variations and a poor layout where the kitchen is situated in the centre of the unit. Traffic can be horrible too which is pretty expected considering that this is at the heart of Georgetown. Adding to the congestion problems are the narrow roads which remain an issue despite off peak hours.
On the plus side, Birch Plaza offers a rather reasonably affordable launch price set from RM250,000 onwards. To confirm if that a good deal based on its fair market value, check out our free ebook guide on property valuation below.
