Named the Boulevard Residence, the project was nicely settled along Jalan Cempaka in Damansara Jaya neighbouring other residential including Se Terra, Puncak Damansara and Vista Damansara. SPRINT highway is close by, a plus for its connectivity, and 10 Boulevard is right behind it. It is scheduled for completion in 2014 joining the developer’s other current projects including Residence 8, PJ5 SOHO and Cloverton. New launches by the same brand re also in the pipeline including Flexus @ Jalan Kuching and Canaray Residences @ Cheras Hartamas.
Choices & Price Tags
Going back to Boulevard Residence, the new development is comprised of two mid-rise towers, 14 and 15-storey, housing a total of 300 condo units. Built-up sizes are comfortable from 800 to 1,800 sq.ft. Standard units come with 3 to 4 bedrooms and 2 bathrooms which are priced from RM450,900 to RM1.2 million. For a leasehold unit, the price falls on the expensive side especially that there are cheaper options in the area. The nearest schools to the area, mostly less than 1-km away, are SMK Damansara Jaya, Kolej Bandar Utama and SMK Sri Angsana 2.
Medically, the nearest facility is a few minutes away which is the Damansara Specialist Hospital. There are also retail shops, mini markets and a number of shopping destinations close by so you can maintain keep up with retail therapy.
What We Think
While Bandar Utama is a growing enclave, the spot where Boulevard Residences is situated is not ideal by some investors’ standards. As a luxury condominium, it doesn’t fit in well with its surrounding seeing that the vicinity has squatter areas around it. Many has also noticed that the price tag which is at about RM500 psf is a bit too much for the development. For the same price, discerning investors can find alternatives in the affluent Mont Kiara and nearby neighbourhoods.
Another concern that has continued to hound its developer, Ong Chong Realty, are complaints about the quality of their workmanship.
