As one of the remaining tracts of available freehold land in the township of Klang, Canary Garden @ Bandar Bestari Klang is an immediate stand out. The development spans 448-acre of freehold land allotting 54 acres of that to create an enthralling French-inspired Garden and the Blackwater River.
Canary Garden’s most ideal and strategic location gives it an edge that bodes well with feng shui. According to feng shui gurus, the river nestled within the site is considered the highest level with feng shui which implies that South Klang is poised to become an excellent financial hub with a promise of fast price appreciation. We here at PropertyReviews.my are rather ho-hum about feng shui, but whatever floats your boat 😉 We do like the overall setting which is rather pleasant and soothing to the eyes.
In close proximity to one of Klang’s most promising development are other residential projects such as the BDR Parkland Residential, Taman Johan Setia Permai and the Kampung Johan Setia Village.
Get to Know the Developer
Khoo Soon Lee Realty Sdn Bhd is the developer; it’s a subsidiary of KSL Holdings Berhad, a Johorean company which is listed on the Bursa. We tend to be a little partial to listed companies because we know that they know that failed projects mightily screw up their share prices. 😉
This is the developer’s first township in Klang Valley but the company is also associated with other township developments such as the Nusa Bestari and Kempas Indah. Also included in its portfolio are high rise luxury residences such as D’Inspire (Nusa Bestari) and the D’Esplande Residences (in “KSL City”, 20 minutes from the Senai Airport) .
Backed with years of solid experience and expertise in developing townships (albeit outside Klang Valley), KSL aims to bring the same concept of sustainability and luxurious comfort to Canary Garden. With a gross development value of RM4 billion, the project is not to be take lightly at all. It is a carefully master planned development that is comprised of exclusive units such as:
- 2-store Semi-detached link homes
- 2- and 3-storey Semi-detached homes
- Bungalows (in the residential area)
- Commercial shop houses (in the commercial precinct)
Choices and Prices
Each unit are designed with a flexible layout aimed for optimum functionality and a luxurious spaciousness that matches the gorgeous stretch of the river and the French garden. The houses are also built on a north-south orientation giving residents an enriching view of the surroundings but more so to allow natural light and fresh air ventilation to the units.
Several functional layouts are available to choose from and units come in various built-up sizes ranging from 2,800 to 4,800 sq.ft. Prices for the freehold residential properties start from about RM990,000 to a little more than RM2,000,000. Looking at the price in relation to the location and size, it’s seems to be reasonably set. Of course, the promise and possibility of South Klang becoming a financial hub is another edge.

Adding another cherry to the already impressive advantages and promises the development offers is the multi-tiered 24-hour security that ensures a peaceful and worry-free living environment. There’s a central house, CCTV monitors, panic button mechanism and intercom in place in addition to patrolling guards for ultimate safety.
The first phase of Canary Garden was launched successfully last year offering 384 units of cluster link homes and 2- and 3-storey Semi-Ds to interested buyers. To date, the first phase is already 95% sold out which speaks a lot about the promise and allure of the investment. Not to worry though because the developer has already opened registration for Phase 2. Available units include 2-storey Semi-D link homes, 2- and 3-storey Semi-Ds and zero lot development.

Easy Access, Excellent Connectivity
Canary Garden’s strategic location easily connects residents with the rest of Klang Valley and neighbouring townships. There’s the Klang Town Centre and the KESAS Highway which provides access to Shah Alam, Subang Jaya, and Kota Kemuning while getting to Kuala Lumpur Internation Airport (KLIA) will take 45 minutes by car. In additin, South Klang Expressway (SKVE) is also within reach if you want to go to Taiping and Banting.
A host of amenities is an added attraction for the development. Residents do not need to drive far to meet day to day needs. There are banks, government centres, schools and other public institutions that are close by. Canary Garden itself provide modern conveniences with its own upcoming mall (KSL City 2) and do not forget that largest Jusco AEON Mall is a mere 6 km away.
What We Think
Like it or not, freehold properties still command a premium in both new and subsale market, and with Canary Garden being one of the last remaining opportunities in Klang to acquire real estate with freehold status it is sure to garner attention from buyers and investors alike. Paying RM1 million and above for Klang property may be a tad too “rich” for some, but for those who are content with living and working here then it might well be worth it.
As always, make sure you have a solid grasp of today’s fair market value of a unit here at Canary Garden – there’s nothing worse than overpaying for a piece of property. Just enter your name and email below to take advantage of our valuation guide which is totally free to download –
