After the successful turnaround of Casa Kiara I in Mont Kiara, Tropicana Corporation together with Sunway City immediately started on Casa Kiara II, a freehold condominium which consists of two blocks. It has a total of 206 residential units and is built on a land area of three acres. One of the premier developers in the country, you might know Tropicana as its previous moniker Dijaya (it went through a rebranding exercise some time ago – extensively covered here). Among the highlights in its vast portfolio are Tropicana City Mall, Merchant Square, Villa Green, Green Haven and Casa Suites.
Like Casa Kiara I, Casa Kiara II is located right at the (dead) end of Jalan Kiara 5, in beautiful and posh Mont Kiara. Each block has 37 storeys. Residents can choose from standard units or penthouses. Standard units in Casa Kiara have built-up areas that start at 1,375 square feet to 1,574 square feet. Penthouse units, on the other hand, start at 3,126 square feet. Its immediate neighbors are the Verve Suites and Kiara Designer Suites across the road.

There are four standard units to choose from. All units come with 3+1 bedrooms and three bathrooms. The first layout is measured at 1,432 square feet. The next unit is measured at 1,275 square feet. Its largest units measure at 1,500 to 1,574 square feet, respectively. Penthouses come with 4+1 rooms and have six bathrooms. It measures between 3,126 square feet to 3,219 square feet.
Casa Kiara II was launched on January 2007. It was reported that almost 60% units were already sold after three months, which seemed to be pretty encouraging.
Casa Kiara 2’s Prices… Money Talk!
Pricing trends for the condominium have been steady for the past few years. From 2011 to 2012, its sale price was steadily listed at an estimated median of RM500 per square feet. It eventually increased its sales price by early March 2013, when units exceeded the RM600 per square feet price point. We did see a slight decrease in asking price for the month of June 2013 (dropped at about RM575 per square feet), but given the current uptick in prices of Mont Kiara condominiums in general we expect this trend to reverse.
Casa Kiara 2 seems to be targeted at the “middle” segment and this is reflected in the asking and transacted prices as well as the family-friendly layout. For this reason, it might not make sense to compare it with Verve Suites down the road (which transacts for more than RM1,000 PSF). Location, Location, Location
It’s easy to understand why Casa Kiara II’s units have mostly been snagged in less than one year after its completion. For one, its location in Mont Kiara is accessible, less prone to traffic, and is surrounded with amenities and facilities. Its location on the “far end” of Jalan Kiara 5 gives it a rather serene surrounding, being out of the hustle of bustle and traffic jam problem which plagues Jalan Kiara.
Sunway City and Dijaya made sure that Casa Kiara II will shine bright like its elder counterpart by giving a whole meaning to luxury and convenience. There are a lot of things to do and to enjoy. Two parking slots are provided to the residents. The condominium offers a convenience shop, a launderette, a children’s wading pool and a children’s playground, and a barbecue pit. A café is also situated within the condominium so it will be easy for its residents to get their early morning caffeine fix. For active bodies, a luxurious swimming pool is made available exclusive to its residents, as well as a tennis court, a gymnasium, and a half-basketball court. There is also a function room and a changing room, as well as a reading room to keep minds active.

The security system in Casa Kiara II is impressive. Similar to Casa Kiara I’s, the security system in the condominium includes a three-tier security access that connects residents to the guardhouse and the main entrance. Units come with a panic button system to alert guards 24/7. Access cards and CCTVs are also provided and implemented at all times.
Mont Kiara is a hip and happening place — there is no shortage of things to do. Posh and classy, the area has become the go-to place for expatriates for its “prestigious” feel. Shopping malls line the area, as well as restaurants and cafes. Schools including Mont Kiara International School and Garden International School are also nearby Casa Kiara II.

Sunway City and Dijaya did a good job overall in developing Casa Kiara I and Casa Kiara II. Offering top-security while providing all the comfort and convenience one needs are priorities that were addressed in the developing of these two condominiums. The units are all well-kept and well-maintained, and residents can definitely enjoy the prestige only the Mont Kiara address can bring. We also like the location as well as the family friendly layout and configuration. Reputation of developer is also a big plus.
