Tropicana Corporation (previously known as Dijaya), one of Malaysia’s most well-known real estate developers, has collaborated with the LBS Bina Group to add Casa Tropicana, a leasehold condominium, right in the heart of the Tropicana enclave. Located on Persiaran Tropicana, in Petaling Jaya, residents of the Casa Tropicana is given the exclusivity and privacy the entire Tropicana enclave offers. Furthermore, the location itself of the condominium is rather strategic, as Petaling Jaya can be reached in minutes via public or private transport with ease from any parts of Kuala Lumpur.
Pricing trends for the Casa Tropicana haven’t changed much over the past few months. It seems to play around the RM560 per square feet mark. Average sales prices suffered a minor drop in the last few months, however, average sales prices for the Casa Tropicana experienced a subtle increase up until August. The prices are indeed quite stable although we have certainly seen some asking prices breaching the RM600 PSF point (and we doubt if these are genuine listings – beware of the rampant bait and switch ads you find in the local property portals!).

It is interesting to note that at the launch of the final block in middle of 2013, the average price was around RM440 PSF with the older blocks selling at around RM340 PSF. The first four blocks were built by LBS Bina while the final block was developed by Tropicana itself. The final block boasts of improved finishings and layout.

What’s In Store
Inspired by a neo-classical design, the Tropicana is a condominium that comprises of five blocks. The final block (E) was completed in middle 2013, and launched on July 31st to overwhelming response where all non-bumiputra units were fully booked.
There are also five layouts to choose from. Typically, units have built-up areas that start from 1,217 to 1,538 square feet.
Type A has a measurement of 1,217 square feet. Type B units have built-up areas of 1,538 square feet, while a Type C unit is sized at 1,184 square feet. The built-up area of a Type D unit is measured at 1,006 square feet. Finally, Type E units are measured at 1,420 square feet.
Residents have the option of having units that face the Tropicana golf course, the swimming pool, or Kota Damansara.
Living at the Tropicana will make it easy to go to other locations in Kuala Lumpur because Persiaran Tropicana can be accessed by Kuala Lumpur’s main highways and roads. Damansara Heights, Bangsar, Jalan Duta, KLCC; and Damansara Heights can be reached via the SPRINT highway. Other neighbourhoods such as Subang, Sunway, Puchong, and Kepong can be reached within driving minutes through the Lebuhraya Damansara Puchong. The Casa Tropicana is also located nearby the New Klang Valley Expressway, which makes going to Ipoh, Rawang, Klang, and even the DUKE Highway, more convenient.
The Casa Tropicana, like many of its condominium neighbours in the Tropicana enclave, offers a whole range of facilities and amenities for its residents. For one, unit owners are given either one or two parking slots, depending on the chosen units. Residents can always purchase a third parking slot, and this will cost around RM15,000 each.
For facilities, the Casa Tropicana’s modern and luxurious perks are definitely at par with other five-star condominiums in Kuala Lumpur. For one, there is a swimming pool, a multi-purpose hall, two badminton courts, and a spa pool.
A coffee terrace, a function room, a launderette, and a games room is also provided for its residents. For relaxation, the condominium also has a male and a female sauna. A jogging track is provided. There is also a tennis court, a half-basketball court, a children’s playground, and a foot reflexology path. Golf aficionados can practice their golf swing at the condominium’s par course and putting green.
In terms of security, the Casa Tropicana is monitored by a 24-hour security with CCTV, complete with access card, to ensure safety for its residents.
Location, Location, Location
Casa Tropicana’s location is highly convenient and strategic. Residents can take advantage of the condominium’s close proximity to supermarkets, shopping malls, commercial complexes, restaurants, and cafes.
Amenities that are within walking distance from the condominium include a 7-11, MJ Cafe, and Secret Recipe. As for malls, the condominium is closely located to One Utama and The Curve. Other nearby entertainment spots include Cineleisure and Ikano. A Tesco can be accessed conveniently as it is also within walking distance from the condominium.
The “neo classical” design is not something that we are huge fans of – facades like this do not age very well (just look at The Forum on Jalan Tun Razak and the Corinthian on Jalan Binjai, KLCC). Also, it’s a matter of taste, and given its “love it or hate it” appeal there may be some difficulties in getting prospective sub sale buyers or tenants. Maybe that explains the stagnant prices throughout the years (even though the prices are picking up in the last couple of months).
Given the upper middle positioning of this development, the “expat” factor is still low as the units were purchased mostly by locals (up to 90%). The demographics were also younger given the “lifestyle” element of this property given the plans to build retail malls and commercial developments in the same area.
On the positive side, the views and surroundings are fantastic, especially if you can secure a unit which overlooks the magnificent golf course. Tropicana is fast emerging as the “prestige” enclave of Petaling Jaya, and rightly so; its proximity to the Tropicana Golf and Country Club is a selling point. In addition, some commercial properties are already planned to rise near the Casa Tropicana (this was disclosed by Dijaya back in 2010). This might add to the property’s market value and make it more desirable to potential residents and investors.
Also, with the launch of Tropicana Avenue earlier this year there could be renewed interest in Casa Tropicana, and give it a bump in asking prices that it deserves.
