Condominium living has indeed evolved from the confines of an apartment unit. Over time, developers have come up with newer concepts to attract more investors; from mere simple buildings to intricately designed towers in a mixed development, property development firms have indeed made condominiums popular among home buyers.
Perspektif Masa (owned by Acmar – the developer behind a portfolio of projects in Bandar Baru Klang) have created somewhat of a buzz in Malaysian real estate industry with D’Rapport, a luxury resort-style condominium in the affluent Ampang Hilir (also known as Embassy Row). Acmar is known for some mass market developments (Port Tech Tower, Putra Homes, The Palm Apartments) and D’Rapport seems to be its pioneering foray into upmarket properties in the Klang Valley.
D’Rapport Ampang Hilir is a leasehold property is right next to the Embassy of the Republic of Korea – this would probably make D’Rapport somewhat popular among the Korean expatriates. As it is situated in the Embassy Row, it seems to be targeted to the expat market and well, the locals who can afford it. 🙂 Its nearest neighbour which is a residential development is the Palas Condominium.
The entire D’Rapport development is sprawled on about 60 acres of land and is divided into two phases separated by a 25-acre lake park (which also serves as a flood mitigation measure – the park is almost half of the entire land). Update from the developer: the second phase is still under planning as of March 2017.
Standard units at D’Rapport are sized from 1,100 to 2,300 sqf. There are also penthouse units with a built-up size of 9,989 sqf. Each unit comes with ensuite bathrooms, built-in wardrobes, fully-equipped kitchen, air conditioning units and latest security systems. For larger units, jacuzzis are also a standard feature. Aside from the 3 half-Olympic sized swimming pools, residents of D’Rapport enjoy a 650-m jogging track, tennis, badminton and squash courts, fully-equipped gym, an indoor driving range and 5 themed gardens. Additionally, there are 2,409 car park bays (for phase 1), a guest house, prayer room, reading room, barbecue pit, mini market and nursery.
When it was launched, units for D’Rapport Residences (the first phase) sold from RM2.049 to RM12.017 million, corresponding to RM1,380 per square feet. Price-wise, D’Rapport is in the higher range compared to other properties in Ampang such as Ampang 971 (which sells from RM480 to RM600 psf) and Villa Aman (which sells from RM440 to RM700 psf). Location-wise, D’Rapport has one of the best spots on the Embassy Row, having situated at the “dead” end of Jalan Nopah. Its close proximity to the city centre is also considered a plus; Ampang Hilir is merely 3 kilometers away from the city centre and is easily accessible via private and public transportation.
