While there are other residential developments in the area including The Raffles Suites, Emerald Resident and Nova Suites, D’Ambience proves to a competitive real estate investment option by living well to its name. Not surprising considering that IJM Land, the award-winning developer and a subsidiary of IJM Corporation Berhad is behind the project. The developer ensure that a diverse group of discerning buyers can afford a unit by setting the price starting from RM182,800 to RM441,800.
Compare that with The Raffles Suites, another condominium development in Johor Bharu, which was launched early this year (mid February 2013) with pries from RM408,900 to RM736,900. Though some of tje units are bigger (build up range from 700 to 1,068 sq.ft.), when it comes down to price, D’Ambience is definitely cheaper hence more attractive for some investors. Driving towards the city centre of Johor Bharu and Sultan Iskandar Complex (CIQ) is also no trouble at all which only takes about 10 minutes by car.
What We Think
Incomparable ambience together with practical facilities and a plethora of nearby amenties, D’Ambience looks like an excellent choice if you’re after a modern sanctuary balanced with scenic views. For an incredibly affordable price starting from RM182,800 upwards, not bad at all. Let’s face it – you’ll be hard pressed to find a brand new mid-level apartment at that price in the Klang Valley, and with prices of properties on the rise in Johor Bharu (due to the spillover effect from the Iskandar region – perhaps no thanks to high profile mega blockbusters like Country Garden in Danga Bay), anything below RM500,000 seems to be a bargain – especially when it comes to projects by brand name developers such as IJM.
