Duta Nusantara Prices
Prices for the Duta Nusantara have been on an upward trend for the last four years. We learned that average sales prices during the third quarter of 2009 were recorded at around RM750 per square feet. This price has since ballooned, when average transacted prices exceeded the “magical” RM1,000 PSF point.

There are two types of units available at Duta Nusantara. For its bungalow units, land areas start from 6,500 square feet. Semi-detached homes are measured at 3,400 square feet. Built-up areas for bungalow units are measure at 5,300 square feet, while semi-detached units’ built-up areas start at 4,000 square feet.
This gated mixed-residential community has a superb 24-hour security service. Guards patrol the community round-the-clock, adding to a sense of security to its residents. Residents can also relax and interact with other residents at the clubhouse. A swimming pool is also made available exclusive for residents, and a playground is built to accommodate active and restless toddlers.
Residents would be able to experience the benefits and perks of living close to Jalan Sri Hartamas’ nearby amenities and facilities. The completion of Solaris Dutamas put Jalan Sri Hartamas in the condominium development map; it won’t be too long before more and more residential properties such as gated mixed-residential communities and condominiums will rise in the area. In fact, Duta Nusantara is already surrounded with high-rise condominiums. As Solaris Dutamas becomes a popular hangout place — there is also a possibility of traffic jams during the afternoon and evening when one goes to Duta Nusantara.

Duta Nusantara remains one of the few landed (semi-detached and bungalow) developments in the area, and this gets reflected in the asking prices. The entry level cost remains beyond the reach of the casual buyer (RM4,500,000 onwards), but for those with enough dosh to spare Duta Nusantara might be a good investment for capital appreciation. The rental market remains sluggish, and this is more so in the semi-d and bungalow market. It’s also about 25-35% more expensive than its sibling Duta Tropika which in our opinion represents a better bargain both for relative ease of renting out or for long-term capital appreciation.
