Mixed residential developments have been sprouting everywhere in the Klang Valley. An addition to this growing list (in Mont Kiara) is Flora Murni, the maiden project of Tian Global. This integrated residential development (RM90 million in Gross Development Value) is built on 3.5 acre freehold land, and it consists of two bungalows, 16 semi-Ds, and a block that is made up of 53 duplex units.
Located off Jalan Kiara 3 in Mont Kiara, Flora Murni is definitely in a prime location, as it is just opposite of Garden International School. It is also located near Plaza Mont Kiara, as well as other schools such as French International School and Mont Kiara International School.
Jalan Kiara 3 is home to a lot of other high-end condominiums. Laman Suria, Ceriaan Kiara, Kiara Designer Suites, and Vista Kiara are all nearby Flora Murni. Being in a Mont Kiara location will make it easy to go around to and from the city, as the condominium can easily be accessed via New Klang Valley Expressway, SPRINT Highway, Penchala Link, and Jalan Duta. KLCC can be reached within 20 minutes via private transport, while upscale Damansara Heights can be reached in 10 minutes. Other neighbourhoods including Desa Sri Hartamas, Bangsar, Bandar Utama, and Taman Tun Dr Ismail are also within driving distance.
Layouts, Built-up Areas, Prices
There are a total of 71 units which are divided into semi-Ds, bungalow, and duplex units. The condominium’s duplex units measure from 1,615 square feet to 4,424 square feet. Bungalows are made up of three storeys. It has 5+5 bedrooms and is measured at 5,490 square feet. Semi-Ds are made up of two storeys and are comprised of 5+2 bedrooms, measuring at 4,112 square feet.
Average for sale prices for Flora Murni units has been playing around the RM600-RM800 per square feet mark since the start of 2013. Launched in 2004 at a price of RM285 PSF, it appreciated to over RM550 PSF back in 2007. Note that prices of Mont Kiara property flattened out during the global financial crisis period which started at 2008, and it is important to factor this in when looking at the pricing trends. What to Do in Flora Murni
There are lots of things to do in Flora Murni. There is a landscaped recreational deck which residents can use for outdoor activities. There is a gymnasium to keep active bodies fit, and a swimming pool for those nightly laps.
A cabana is also available for relaxation, as well as a barbecue area that is perfect for those weekend parties. A children’s playground is made available to keep those active toddlers at bay. There is also a tennis court and a landscaped garden. 24-hour security is made available to ensure security for Flora Murni residents.
Besides these condominium’s facilities, residents can also enjoy Mont Kiara’s nearby restaurants, shopping malls, and sports complexes. The Royal Selangor Club, Bukit Kiara Equestrian Club are both nearby.
Golf clubs such as KGPA, KLGC, Sri Selangor Golf Club, and Tropicana Golf and Country Resort are also within distance from Flora Murni.
Mixed developments in Mont Kiara is somewhat rare (others are Lumina Kiara and Aman Kiara), and they represent a change from the cut-off-the-mill, high density condominiums which have come to characterize Mont Kiara.
Being in Mont Kiara sure has a lot of perks, but this always is accompanied by heavy traffic jams during peak hours – school openings and dismissals, for example. As Flora Murni is near Garden International School, it is expected that the roads will be filled with buses, cars, and people. If this is an obstacle one is willing to overcome, then Flora Murni is definitely worthy of consideration. Since the condominium offers peace and privacy and its units are limited, one would naturally expect for the demand to be high.
All in all, we do fancy Flora Murni – its resort-like features are amazing, and the fact that it’s just off the heart of Mont Kiara means that it’s near to everything. We are, however, slightly concerned about the escalation of prices, and we are unsure if the units are selling at fair market value (FMV) or otherwise.
