The Garden Residence in the sprawling modern township of Cyberjaya is practically the perfect marriage of green living with a modern lifestyle. See, the homes in the Garden Residence carry a very modern, urban design but are situated in a resort-inspired property. And that is exactly what the Garden Residence is rooting for – an everyday resort life. What, with its huge swimming pool, the tropical landscaped gardens, the water features, everything about the homes in this Mah Sing Group project speaks of lush, resort feel to everyday living – delivered in a manner that can only be described as luxurious. It is so beautiful it sets a pretty contrast to the futuristic world around it that is the Cyberjaya.
Now, before I sound like a ripoff of its sales brochure, let me first lay my cards on the table :). PropertyReviews.my is quite bullish about Cyberjaya; despite a rather slow start (property development wise), it is now fast booming to be one of the better townships in the Klang Valley. Don’t get me wrong; there are a couple of duds in this area (which we shall cover soon enough)
Residences In The City Garden Of Lights
There are six types of homes to choose from at the Garden Residence – a mixture of 2 and 3-storey semi-detached homes, superlink homes, and even grand bungalows totaling 676 units dotted around the several hundred acres that make up the whole development. The sizes of homes here start at a little over 2,800 sq. ft. and max at 5,000 sq. ft. with at least 6 bedrooms and 6 bathrooms each. Over the years, as the education and the work environment in Cyberjaya thrived and bloomed, the popularity of the Garden Residence also soared. And so did its prices.
The homes in the Garden Residence today are a far cry from their launching prices. Its popularity is a testament to the growing urban life in this part of Selangor, thanks to the growing number of schools (Multimedia University, Cyberjaya University College of Medical Sciences, International School, etc) and work facilities (HSBC Cyberjaya, BMW, etc) as well as shops, food and beverage outlets, shopping malls (The Street Mall), and improved means of transportation with the opening of new highways and new public commute stations.
Currently, the prices of the superlinks and semi-D’s of the Garden Residence are mostly higher than most; Cyberia Smarthomes and the Lakeview Residences for instance are so some hundred thousand cheaper. The closest to the Garden Residence in price, size and grandness in development are those in Mansion Park – the cheapest of which do not go any less than RM1.5 million and could go well over RM 2 – 3 million depending on inclusions and the price psf starts at RM450+.
But the facilities inside the gated freehold properties and each home can easily justify its price tag; these include:
- Swimming pool
- Jogging trail and bicycle tracks
- Spa and sauna room
- Yoga facilities
- Intercom system
- 24-hour security
- Home alarm system
- Broadband services
- Fiber optic communication
- Solar water heater and water filtration
It may not be right in the heart of the bustling city of KL, but that may just be the exact same thing that makes Garden Residence charming: it is part rustic, part modern, fully convenient. If city life is what you want, then Garden Residence may not fit the bill, but heck, KL is only 20 minutes away (sans traffic) on the MEX highway. 🙂

Mah Sing’s now seem to be focused at building up Rawang (M Residences come to mind), but its development here in Cyberjaya has all its trademark touches. Pricing-wise, RM450 PSF (at the time of the publication of this review) may seem high, but bear in mind that newer launches here in Cyberjaya tend to hover around this price point (or even higher – as in the case of The Hyve). If you want to live in a bungalow near the countryside with lots of space (let’s face it – they’ll never fill this place up with skyscrapers in the next couple of years) then Garden Residence may be a good bet. The last time we checked the local property portals there are lots of units already available in the sub sale market with a wide range of asking prices – some up to RM680 PSF!
