Situated at the affluent township of Mont Kiara is Gateway Kiaramas, a mixed development by Asia Quest which was completed in January 2010. Nicely positioned on elevated ground, in the sought-after neighbourhood within Bukit Kiara, the freehold project was dubbed as “a tribute to enduring beauty.” We tend to look beyond “marketing talk” and see if there’s any substance to the (somewhat overhyped) claims… boy, are we surprised at what we found. 🙂
“I Work Ten Minutes From Where I Live”
As a response to the ever growing and demanding need for a more productive commute to work, integrated developments are touted as the next big thing in Malaysia property. Consistent with this trend, Gateway Kiaramas embraces the “Walk-to-Work” concept which seamlessly put work and life side by side.
Comprised with a collection of office suites and residences, the development provides tenants a place where work is a mere walking distance from home. As the perennial traffic jam condition in Kuala Lumpur and Petaling Jaya set to worsen with the continued influx of migration into the Klang Valley, integrated developments like Gateway Kiaramas will look even more appealing as the time goes by. Mark my words. 🙂
Within the 41-storey tower are 168 condo units housed in 30 floors and 168 office suites in the remaining 11 floors. Built-up size for the residential units range from a modest 743 to a generous 3,563 sq.ft. offering ample choices for a diverse group of potential buyers.
At the time of launching, price was set from RM328,200 to as much as RM1.84 million. To check if this is fair and reasonable, use our free price valuation guide.
The chart below shows the trended asking prices for Gateway Kiaramas (available from public sources) for the past few months.
Though Gateway Kiaramas boasts a seamless and unique concept, life and work are well “segregated“. Separating the residential blocks from the corporate offices is an aesthetically pleasing sky bridge. You still work where you live and live where you work but never to a point that it suffocates your lifestyle. +1 point for this niftily thoughtful design feature. 🙂
Everything’s Here… And Then Some
Enriching the overall walk-to-work experience are handy and accessible facilities within the site. Designed to meet everyday lifestyle needs, Gateway Kiaramas has an outstanding collection of facilities which include:
- Sky lounge
- Aquascape garden
- Fitness centre
- Water spa and lap pool
- Playground for children
- Mini market & cafeteria
- Jogging track
- Multi-level security system
Pretty bog standard as far as an upmarket condominium goes, but surely you wouldn’t expect something like a man-made beach on the rooftop, would you? 😉
Step outside your doorstep and there’s already a host of commercial spaces at the ground level. Within this part of the development are dining choices, hair salon, convenience store and other retail shops. Also surrounding the site are numerous amenities including business centres, shopping malls, hospitals, schools, golf courses and other recreational complexes.
Among the nearest shopping destinations in the area include Bangsar Shopping Centre, Plaza Mont Kiara, Hartamas Shopping Centre and many more. Medically, the Pantai Medical Centre is close by while parents can send their children to premier schools such as the Garden and French International Schools. Golf and horse racing enthusiasts can head over to KL Golf & Country Club and Bukit Kiara Equestrian Club for some leisurely retreat.
In short, Gateway Kiaramas has all the trappings of a centrally located Mont Kiara condominium – everything seems to be well contained within an enclave.
Strategically located near the highway, Gateway Kiaramas’ another plus is easy connectivity. Right beside the development is SPRINT highway while at its borders is Sri Hartamas. Access is also provided via the following routes – North-South Highway, Jalan Duta and Jalan Sri Hartamas 1 among others.
Erected as “a tribute to enduring beauty” (I know, it’s getting old), Gateway Kiaramas is hard to miss when passing along SPRINT. It neighbours to other developments such as Hijauan Kiara, Verve Suites and Keramas Sutera. Not far from the development are Vista Kiara and Lanai Kiara which are both projects by the same developer, Asia Quest.
Asia Quest’s Jewel In The Crown?
Asia Quest carved itself into the annals of Malaysia property by single-handedly turning the eastern side of Mont Kiara into a residential haven populated by the likes of the Kiaramas condominiums – Ayuria, Danai, Sutera and Cendana. Despite Sunrise hogging almost all the limelight when it comes to Mont Kiara condominium projects, we tend to be more partial to Asia Quest because we like the Kiaramas condominiums a little bit more. Hilltop apartments are simply yum. 🙂
Check out GoodPlace.my’s updated review of Gateway Kiaramas here.
Gateway Kiaramas has the more “updated” look-and-feel which probably will be the trademark of the next generation of Asia Quest properties; however, things have been quiet on the developer’s front which makes us wonder – would the Danai be its swansong? Only time will tell…
What We Think
Gateway Kiaramas seems to be developer Asia Quest’s “tour de force” – it has all the nifty considerations of a Kiaramas condominium with some up-to-date features as well. While we like the development as it stands, we are somewhat worried about the proliferation of rather dodgy looking listings (possibly fake ones) in the property portals. For example, an identical unit 743 sq ft is (at the time of the publication of this review) being advertised separately for RM550,000 and RM720,000. I mean, come on!
If you’re interested on checking out Gateway Kiaramas, start by confirming the property’s fair market value which you can accomplish using GoodPlace.my’s “How Much Is A Property Worth” guide which you can download upon entering your details below. It’s free until the book gets published and sold at MPH, which you would then need to buy at, well, MPH.
