Another addition to the line of low-density condominiums is Hartamas Regency I, a freehold condominium that is located along Persiaran Dutamas, off Jalan Duta. Its solid one block consists of 11 storeys, housing a total of 244 units that are built on a land area measuring 3.5 acres. Its developer is Kota Mulia Sdn Bhd, a subsidiary of PJD Properties.
Hartamas Regency 1 is the older sibling of, well, Hartamas Regency 2, and is located adjacent to the latter with both facing Persiaran Dutamas. As one would expect, the two properties are quite similar, but there are some marked differences which I am going to describe to you in this review.
Hartamas Regency 1 Prices
Pricing trends for the Hartamas Regency I seems to keep on increasing. This is always a good sign for investors, as the condominium’s asking prices just keep on going up. In March 2013, sale prices for the condominium were listed at about RM500 per square feet. This price eventually rose come mid-April, when sale prices hit around RM550 per square feet. In May 2013, sale prices were up at an estimated RM600 per square feet. Recently, sale prices are again up this June, with asking prices listed at around RM680 per square feet.

Sizes, Unit Layouts & Features
Hartamas Regency I has standard and penthouse units. For its standard units, sizes are from 1,181 square feet to 1,929 square feet. Penthouse units, on the other hand, start at 2,250 square feet and can be as large as 2,935 square feet.
Itï¿½s easy to feel safe and secure when one resides in Hartamas Regency I. The condominium has one of the best and most advanced security systems in the area. It is equipped with SCADA E-Security systems that include CCTVs with individual home alarms, perimeter security system, emergency panic buttons, guard tour points, video intercom, and secure access lift lobby.
Residents can enjoy fiber-optic internet broadband connection. The condominium also features a launderette, a swimming pool, a gymnasium, and a cafeteria. In addition, there is also covered parking and a barbecue pavilion that is perfect for outdoor parties and gatherings. Hartamas Regency I also features an eco-friendly water recycling system.
Easy Access from Top City Spots
Going to Hartamas Regency is easy. The Jalan Duta location can easily be accessed from Mont Kiara, Desa Sri Hartamas, and Jalan Duta. Routes that can be taken are Jalan Duta, Jalan Kuching, or Jalan Hartamas. Going to and from KLCC or Petaling Jaya is easy, as the condominium is easily connected to main roads that interchanges to make it easier to get to your destinations quickly and conveniently.
One major benefit of Hartamas Regency’s location is Jalan Duta’s link to DUKE Highway. It makes it easier for the condominium’s residents to go to other locations everywhere in Kuala Lumpur. MATRADE and government complexes are also within the area. Plaza Dumas, and Solaris Mont Kiara are all accessible and can be reached via private transport.
Bars, clubs, cafes, and restaurants are also abundant within the area – Publika is just within walking distance, as well as Plan B, Pappa Rich, Bens, Rakuzen, and other restaurants and dining areas.
What We Think
Hartamas Regency I has been attracting a lot of expatriates as its location is definitely good ï¿½ restaurants and entertainment spots are all close to the area. Aside from this, what makes the condominium attractive to potential investors and home buyers is its topnotch security system that will keep its residents secure at all times.
With its current pricing trend, it’s clear how its sale prices have been increasing in just short periods of time, but this has been generally true for almost all Mont Kiara properties during the last few months. The prices are also cheaper than the nearby Seni Mont Kiara and Kiaraville, and the density is also lower.
Comparison with its sibling Hartamas Regency 2 is unavoidable, and the latter is newer (and arguably in a better condition) than Hartamas Regency 1. We do like Regency 1 better because of its better layouts and slightly more superior amenities.
Additionally, there will be a positive spillover effect from the new Icon Residence up the road, and we do expect prices to ramp up as a consequence. If you’re planning to secure a unit here, then make sure that you factor this into the price.
