It’s hard not to anticipate the development of the Hartamas Regency 2 —the brother of Hartamas Regency 1, situated on Jalan Duta Kiara. Still developed by PJ Development Holdings, this freehold condominium is comprised of two blocks, housing a total of 210 units. Hartamas Regency 1 was reviewed here.
Both of the Hartamas Regency condominiums are pretty much unmissable for those who enters Mont Kiara through Jalan Duta Kiara. Strategic location aside, both condominiums also benefited from the development of Solaris Dutamas (or better known for its shopping mall, the Publika) just down the road. As a result, its Walkability Scores (a measure of how “walkable” a property is as defined by GoodPlace.my – check out the description here) has received a tremendous boost, and since Walkability is correlated with price increase, it’s no surprise that there has been a price hike. The condominium is conveniently located along Jalan Duta Kiara, and can be reached via major roads and expressways. It’s easy to reach Bukit Damansara, KLCC, and Petaling Jaya via Jalan Hartamas, Jalan Kuching, and Jalan Duta.
Going around is also made simple by the DUKE Highway, as residents can use it to reach destinations and as an alternate route to make travel time faster and more convenient. Plaza Damas, Kompleks Kerajaan, and MATRADE are also near the condominium.
Like its sibling Regency 1, Regency 2 benefits from a highly visible location, although from the outside it does seem a little too high density to the casual looker.
Hartamas Regency 2 Prices
Hartamas Regency II’s prices have somewhat been flat for the past couple of years. As of mid 2013, the average sale price for a unit is listed at around RM530 per square feet. Previous recorded sale prices for the recent months of March and April were at also around the RM500 per square feet levels. The latest transacted prices (which you can also find in the Mont Kiara Buyer Guide) are at RM510+ PSF levels.
As one would expect, the prices of Regency 2 is somewhat “pegged” to Regency 1 as there are many similarities between the two properties. You may be able to spot a bargain if you use a simple evaluation framework which we show you here.
With Mah Sing’s Icon Residence just a stone’s throw away one might just be able to estimate just how much another price hike would be, but as anyone familiar with Mont Kiara property would tell you, prices tend to be somewhat unpredictable sometimes. 🙂

Unit Layout Options at the Hartamas Regency 2
Hartamas Regency 2 definitely has a lot of layouts to choose from. It has a total of 10 layouts for its 210 units. Here are the measurements, as follows:
- Type A – comprised of 34 units, measuring at 1,315 square feet
- Type B – comprised of 54 units, measuring at 1,520 square feet
- Type C – comprised of 15 units, measuring at 1,675 square feet
- Type D – comprised of 15 units, measuring at 1,887 square feet
- Type E – comprised of 26 units, measuring at 1,996 square feet
- Type F – comprised of 12 duplex units, measuring at 2,353 square feet
- Type G – comprised of 24 duplex units, measuring at 2,687 square feet
- Type H – comprised of 8 duplex units, measuring at 2,987 square feet
- Type I – comprised of 8 duplex units, measuring at 3,184 square feet
- Type J – comprised of 12 duplex units, measuring at 3,380 square feet
Like its older sibling, Hartamas Regency 2 is loaded with activities to do and modern luxurious facilities that residents would enjoy. The condominium has a swimming pool, a wading pool, and a Jacuzzi. More facilities include a lounge, a changing room, a sauna, a gymnasium, and a multi-purpose hall.
A squash court is also provided for its residents, as well as a surau, a launderette, a cafeteria, a convenience store, a kindergarten, and a covered parking bay. The condominium is kept safe with its 24-hour security system complete with a centralized monitoring system (SCADA).

PJ Development has developed another condominium to compliment Hartamas Regency 1 as an effort to meet the growing demands of unit buyers and investors in the Mont Kiara vicinity. We like Regency 2 for its location (near Publika!) and its low(ish) density factor (compare this with the blocks of buildings in the nearby Kiaraville / Tiffani /Seni area). Additionally, it also offers a lot of options in built-up area sizes and layouts so it will be easy to own a unit that fits one’s lifestyle and preferences.
On the minus side, since its location is nowhere near international schools or private schools, families with schoolchildren may find it hard to travel long distances and encounter traffic jams. Also, Mont Kiara is becoming populated with a lot of condominiums and future developments, and this might make the traffic situation even worse. We have also come across complaints from tenants about build quality, but this is likely differ on a case by case basis. If you’re going to spend some of your hard earned money on a unit here, do your due diligence first! 😉
Finally, we do see a growing supply of Regency 2 units into the sub sale market, and this might dampen the asking price somewhat (until Icon Residence comes up at least). If you’re thinking of securing a unit here at Regency 2, pricing should be the main consideration of purchase. Also, the prices for Regency 2 have been +10-20% above Regency 1; use this as a guideline when you shop around for units.
