Bukit Kiara Properties head honcho Alan Tong and his son NK Tong (also the ground breakers of Mont Kiara real estate), created perhaps one if not the most tastefully designed condominiums in the Mont Kiara enclave. Completed in 2008, Hijauan Kiara consists of seven blocks of combined high- and low-rise buildings, created to blend with the surroundings of the community. It is a freehold, low-density property housing only 188 units, with only one to two units per floor, possibly the first of its kind in Mont Kiara.
Hijauan Kiara sits on 5.4 acres of land on Jalan Kiara 5, just off the Sprint Highway and across the Garden International School. Verve Suites (also by Bukit Kiara Properties), Gateway Kiaramas, Lanai Kiara, Aman Kiara and Casa Kiara II are some of Hijauan Kiara’s immediate neighbors. Like many Mont Kiara properties, Hijauan Kiara was launched with expatriates in mind.

Hijauan Kiara Prices
Average current subsale price of units at Hijauan Kiara is at RM600-650 psf. As recently as June, a unit at Hijauan Kiara was sold for RM1.59 million (2,090 sq ft unit – RM760 PSF). This was above the median market price, but was justified by extensive furnishing with high quality wallpaper, chandelier lighting, timber flooring, ready-made cabinets, air conditioning units as well as water heaters. This unit also has got a private lift which added to the premium.
Hijauan Kiara’s prices is comparable to its neighbors such as Casa Kiara II and Mont Kiara Aman, which goes for an average of RM600 PSF. Green Living In Mont Kiara
Hijauan Kiara is made up of seven high-rise and low-rise buildings named after herbs, living up to its spa theme. There are three high-rise towers, namely Angelica (24-storey), Bergamot (26-storey) and Chamomile (29-storey). The rest are four blocks of low-rise buildings: Dandelion (12-storey), Eucalyptus (10-storey), Frangipani (8-storey) and Geranium (6-storey).
Units have built-up sizes from 2,090 to 5,045 sq ft and range from 3+1 bedrooms to 4+2 bedrooms. To give residents a better feel of a spa, baths in the master bedrooms are sunken. Further, lifts are privately built to open directly to the units. All units large windows to create more air and space.
Built by the ‘Condo King,’ Hijauan Kiara’s residents are up for some royal pampering (can’t help the pun, sorry!). Facilities afforded to dwellers are a half-Olympic size swimming pool, kids’ wading pool and recreational area (water maze and playground), tennis and squash courts, a garden for meditation, indoor and outdoor gym, reflexology path and jacuzzi sundecks.
The “centre of gravity” of Mont Kiara seems to have moved eastwards with renewed interest in the Kiaramas condominiums (Ayuria, Sutera, Cendana). Hijauan Kiara, in this respect, occupies a “sweet spot” between Kiaramas and central Mont Kiara (the Jalan Kiara area). We also like its moderately low density factor – something what eludes a lot of other Mont Kiara condominiums (notably Kiaraville and Seni). Finally, BKP is an established brand name, and you can bet to your bottom ringgit that it won’t let its reputation tarnished by sub-standard developments.
On the downside, Hijauan Kiara is “overshadowed” by the SPRINT highway, which means that there’s a problem of noise and dust.
All in all, with its strategic location, moderately low density and a brand name developer, Hijauan Kiara gets a thumbs up from PropertyReviews.my. Currently the RM600+ PSF could be seen as a bargain, but it’s advisable to look at transacted prices in order to derive an accurate price which is close to its market value.
