First off, don’t get turned off by the name, “Kampung Warisan”, please. It might not have a funkishly upmarket name like “The Raffles Suites” or “Concerto” or even “d’Pristine“, but as they say, you only need a made-up name to overcompensate for the lack of class. Alright, I’d better write a proper review of this place before my boss get all over me like white on rice. Tucked in the quiet enclave of Jalan Jelatek within Setiawangsa is Kampung Warisan, a low-density freehold condominium developed by Eastern and Oriental – the good chaps behind E&O Residences, Dua Residency in KLCC and St Mary’s Residence in KL city. We also quite like to eat the beef short ribs rice at Delicious cafe (despite its rather underwhelming service) and stay at Penang’s fabulous Lone Pine Hotel – both properties owned by E&O. In short, we kinda like E&O.
Kampung Warisan is made up of five blocks, housing four to eight storeys per block. There are 275 units in total, all spread within a 15-acre of land area. The low-density condominium has a warm tropical setting and boasts of lush greenery. Along the residential properties nearby are Seri Maya and One Jelatek.
Pricing-wise, Kampung Warisan has experienced an increase in average sales price for the past couple of months in 2013. The current listings seem to indicate that there are units available for about RM500 PSF – which is comparable (or a little higher) than Seri Maya and One Jelatek. Unit Layouts and Built-Up Areas
Built-up areas for the Kampung Warisan start at 755 square feet to 1,540 square feet. There are five layouts to choose from. There is a one-bedroom unit, the smallest, and it measures at 755 square feet. Residents can also choose a 2+1 bedroom unit that has a built-up area of 1,353 square feet. There is also a two-bedroom unit that measures 1,125 square feet. A three-bedroom unit is also available, sized at 1,404 square feet. The last layout is a unit that has 3+1 bedrooms, measured at 1,540 square feet.
The Kampung Warisan offers landscaped gardens and lush greenery which can also act as a refuge among city-dwellers after a long, tiring day at work. The condominium itself is situated besides a well-kept jungle, to further add to that “nature” feel and atmosphere.
For the condominium’s facilities and amenities, the low-density condominium has a business centre, a restaurant, a barbecue area, and a clubhouse perfect for social gatherings and community meetings. There is also a gymnasium, a jogging track, a mini mart, a playground, and a swimming pool. The condominium offers a 24-hour security to protect its residents, as well as covered parking.
The Kampung Warisan is conveniently located in the Setiawangsa area. The low density condominium is situated only five minutes away from the Kuala Lumpur City Centre.
Commercial areas are within close proximity to the condominium. The condominium is just opposite the Keramat Permai Business Centre and the Jelatek Business Centre. Commercial complexes and retail shops are also within walking distance from the Kampung Warisan.
What We Think
Kampung Warisan is rather unique in its positioning; it’s very green and kampung-like with a rather low density factor. There is definitely a niche of buyers who are on the lookout for properties like this, and Kampung Warisan fits their needs perfectly. On the other hand, the typical on-the-go young urban executive who wants to experience the proverbial “city life” may want to look elsewhere – perhaps down the road to check out One Jelatek and Seri Maya.
One thing we’ve noticed that would pose as a problem for Kampung Warisan residents would be its location’s vulnerability to extreme traffic jams. Since Jalan Jelatek is the main road taken by public and private transport coming from Setapak, Setiawangsa, Wangsa Maju, and Keramat in order to get to KLCC, expect for heavy traffic jams to occur, especially during peak hours.
Investment-wise, we recommend for investors to look into the one bedroom unit, as it seems to have the highest potential in letting investors achieve a high rental yield. All in all, remember to do a “fair price analysis” so that you do not overpay for a unit here at Kampung Warisan.
