Adding to the latest roster of posh skyscrapers in Mont Kiara is Kiara 163, a freehold serviced apartment developed by YNH Properties. It is a mixed commercial and residential property that consists of four blocks: one for office and business spaces; two for serviced apartments; and one for its retail centre and auditorium. YNH has reported that the estimated development value of Kiara 163 to be a mammoth RM1.3 billion. Estimated completion date is on 2016 (despite the multiple delays and false starts).
Kiara 163 is situated at a prime spot between the venerable Plaza Mont Kiara and Villa Mont Kiara. In our opinion, that’s possibly one of the best spots right in the heart of Mont Kiara ever since Sunrise Berhad kicked off the development in the area eons ago. This area of Mont Kiara has got it all – retail (One Mont Kiara, Plaza Mont Kiara, Shoplex), school (Mont Kiara International School), offices (One Mont Kiara), food (Tony Romas, McDonalds, various eateries), coffee (Starbucks, Coffee Bean) and very importantly for the ladies – the Femme Fatale bag shop at Shoplex. 🙂
Kiara 163 has listed a total of 584 serviced apartments. These apartments are serviced and managed by none other than Swiss-BelHotel, a hotel and hospitality veteran for almost decades. Living the life of luxury, especially in the Mont Kiara vicinity, has become even easier.
Since the property consists of residential and commercial spaces, there is always something to do at Kiara 163. Its retail centre that is made up of three storeys offers modern conveniences, such as grocery stores, eateries, supermarkets, and other stores to accommodate everyday needs. In addition, its auditorium is the perfect place to hold events, gatherings, conferences, and live concerts.
Its serviced residences are housed on two blocks, each having 42 storeys. Tower B is occupied by the smaller units (382 in total), while Tower A is occupied by the more spacious units (202 units), including penthouses.

Unit Sizes and Layout
Kiara 163’s 584 serviced apartments would be serviced by Swiss-BelHotel Hotels. Built-up areas for its units range from 620 to 2,055 square feet. The asking price exceeds the “magical figure” of RM1,000 PSF which puts it closer to KLCC condominiums than other Mont Kiara apartments – indeed, the serviced residences are tentatively priced around RM1,300 PSF. Onthe other hand, its SoVo (small office, versatile office) units are around RM800 PSF.
Are these prices fair? Well, we will hold our opinion for now until nearer the launch in 2016, but you can always come up with your own valuation using this guide.
The serviced apartment can be easily accessed by private or public transportation. Major highways such as New Klang Valley Expressway, SPRINT Expressway, DUKE Expressway, Penchala Link, and Damansara Link are all linked to Mont Kiara. Kiara 163 is also located 15 minutes away from Petaling Jaya and KL Sentral by car, and 20 minutes away from KLCC. The Kuala Lumpur International Airport is an hour’s drive away.
Kiara 163 is sure to catch everyone’s attention by the time it’s completed (estimated 2016, but we ain’t holding our breath to be honest). Its location is strategic – it is situated near the entrance of the entire Mont Kiara enclave. For sure, many investors and home-hunters will continue to keep their eye on this property – with a promising concept that mixes five-star services and luxury in a generally-lush and posh location, it’s bound to be a hit.
