Mont Kiara has been known as the hub for high-end condominiums (despite its rather humble roots in a backwater area known as Segambut). With an ever-growing enclave (which is currently eating into what’s known as the Segambut slums) that which spits out upmarket skyscrapers like there’s no tomorrow, there’s the worry that supply is fast outpacing demand, pushing prices downwards. Adding to the supply pipeline is Kiara 188, a freehold condominium that is located at Lot 1888 (who would’ve guessed?) in Jalan Kiara 3, opposite Kiara 9 Residency which looks somewhat similar.
According to the property agents that we speak to regularly, the biggest “objection” of most prospective Kiara 1888’s buyers is its location – indeed, it’s just next to a dirty river which separates the “Mont Kiara” area with the slummy Segambut Dalam. We’ll delve into this further…
Built-Up Area and Layout
Kiara 1888 is a 26-storey condominium that comprises of only 130 units. It consists of standard condominium units, penthouses, and villas. Its standard units come in three sizes. Potential residents may choose from built-up areas that range from 1,927 to 1,636 square feet. There are also duplexes that are sized from 3,272 to 3,542 square feet. Penthouses are definitely roomy, measuring at 2,723 square feet and 3,466 square feet.
One feature that the condominium has that attracts investors and buyers are its villas. These villas are relatively larger and more spacious—the villas’ standard unit measures at 2,314 to 2,390 square feet. Another layout would be the villas’ penthouse duplexes, measuring at a hefty 3,982 square feet to 3,982 square feet.

We do find it hard to believe that the asking prices were RM250+ PSF once; however, this does indicate some supply-vs-demand issues which have taken a toll on its prices.
Despite its location shortcomings, its amenities and facilities are indeed above average even by Mont Kiara standards. The condominium has an infinity pool, cascading water features, a Jacuzzi, and a yoga/pilates area. There are also badminton courts and squash courts. Residents would also have access to a private lift that serves only two units per floor. The condominium also offers a games room, a multi-function hall, a meditation garden, a spa pavilion, a play area for toddlers, and a café deck.
Kiara 1888’s facilities indeed are up a notch from the regular, off the mill Mont Kiara condominium.
The condominium can be easily accessed by Kuala Lumpur’s major highways that connect it to major cities within minutes. Sprint Highway, NKVE, and Penchala Link can easily take its residents to and from KLCC. Shops, boutiques, restaurants, and schools that include Garden International School and Mont Kiara International School are all nearby to make things life easier for its residents.
Our Final Analysis
In summary, Kiara 1888 is a condominium that aims to please — always keeping its residents in mind by knowing what they want and giving what they want. Its beautifully-constructed building, along with its long list of facilities and amenities all in a well-loved area such as Mont Kiara — is enough to make it a hit. However, it is located near the “edge” of Jalan Kiara 3 which unfortunately links to the Jalan Segambut squatter area and also a less-than-pristine-clean river. It’s still not as bad as, say, Kiara 3 which is completely surrounded by squatters.
