Situated in the high-end Mont Kiara enclave, the Kiaramas Ayuria is a retreat for its residents who value fine living and convenience. It is among the handful of Kiaramas condominiums in the west of Mont Kiara alongside with Sutera, Cendana and Damai. We here at PropertyReviews.my tend to have a soft spot for Kiaramas condominiums because they are immaculately designed, and occupy perhaps the best location in the whole of Mont Kiara on top of a windy hill in the west. 🙂
Bigger is Better (Yes, It’s True)
What sets Kiaramas Ayuria apart from its neighbouring condominiums in Mont Kiara (especially when compared to the “first generation” cluster of Sunrise condos in the central of the enclave) is its land area and scenic location. Nestled on a hilltop that invites a peaceful setting, residents are granted access to a kind of privacy that not everyone living in a condominium enjoys.
The condominium is made up of three blocks, each with 35 storeys. Its 480 units are comprised of standard, duplex, and penthouse units.
Standard units have an area that measures from1,600 square feet to 2,000 square feet. It comes with a perfect view of the Mont Kiara enclave. Each standard unit is furnished with a well-equipped kitchen and designer cabinets. Its 3 bedrooms include a guest powder room. Penthouse units are spacious, measuring 3,200 square feet to 4,000 square feet. Units are spacious and roomy.

Sub sale price per square feet starts from RM550, although this figure has gone up to about RM700 per sq ft. This is comparable to other Mont Kiara condominiums such as Kiaraville, Lumina Kiara and La Grande Kiara.

Amenities & Surroundings
Living at the Kiaramas sure invite a life of luxury, filled with high-end amenities to the brim. The condominium features a 520 foot-long landscaped water tower that never fails to catch one’s eye. Enclosed within are a half-Olympic sized swimming pool, 2 lap pools, a sauna, and a hot water spa. Its landscaping is a sight to behold. The 520 foot long “aquascape” that surrounds the condominium’s towers is truly spectacular—not every condominium in Kuala Lumpur has this attraction, it seems.
There are also two tennis courts, a gymnasium, a squash court, and a barbecue pit. Standard unit owners are given two parking bays while penthouse and duplex owners are given three. Admittedly, we tend to like Sunway Vivaldi‘s amenities more (the Vivaldi is not inside the Kiaramas area, but further down south but at a proverbial’s arm’s length), but at this price there’s nothing much to complain about, really.
Malls, convenience stores, hospitals, and schools are all located within walking distance, so buying basic necessities while splurging on all the good things won’t be a problem. Mont Kiara is always a busy district, and one can be stuck in a jam for hours during busy times. However, if you are going home to a condominium that greets you with the aforementioned aquascape, elegant interiors, a great view, and a peaceful environment—it seems like all those worries will just dissipate into thin air once you step inside the Kiaramas Ayuria. Mont Kiara has long been known to be an expatriate haven, thus the rising number of high-end condominiums being built on the area. Its location offers convenience for everyone—it’s near hospitals, schools, shopping malls, and entertainment spots.
KLCC is only a ten minute drive away (pending the notorious KL traffic condition, of course. Who am I kidding here?). Neighbouring districts such as Damansara Heights and Petaling Jaya can be accessed via SPRINT Highway. The Kuala Lumpur International Airport is accessible via North Klang Valley Expressway (NKVE). International schools line the area, with Mont Kiara International School (MKIS) and Garden International School – both are within (reasonable) walking distance. Residents of the condominium will not run out of activities as the Royal Selangor Golf Club and Kuala Lumpur Golf and Country Club (KLGCC) are nearby.
After comparing this condominium unit with others located in the same area, it’s no secret that its land area is much bigger—allowing roomy and spacious units, as well as grand views from its high-above ground location. Residents would love the exclusivity the condominium offers, and its scenic surrounding and environment is—literally and figuratively—a breath of fresh air for residents.
We do have a slight preference for the Danai which is just a stone’s throw away – it looks better maintained which is not a surprise since it’s newer. The Ayuria is holding its own, and there’s definitely bargains to be had as long as you can procure them at the right price (use our valuation guide).
