Another prestigious development is once again brought to the Mont Kiara vicinity is Kiaramas Cendana, a freehold condominium consisting of some 184 units. The amenities-packed condominium stands majestically on Mont Kiara’s elevated ground, its tower comprising of 29 storeys.
Peace and calm await Kiaramas Cendana’s residents, as the condominium has spectacular views of Mont Kiara, which can be seen from 416 feet above sea level. It’s easy to appreciate the condominium’s roads, which are lined up with trees to invite a more relaxed atmosphere. Located in the east of Mont Kiara known as Kiaramas, its neighbours are Kiaramas Ayuria and Kiaramas Danai. Further down the road is Kiaramas Sutera and Gateway Kiaramas (profiled rather nicely by GoodPlace.my here).
Admittedly, the editors of PropertyReviews.my would prefer the Ayuria over the Cendana, although the latter does have some nifty little features that the other Kiaramas condominiums seem to lack. We’ll talk more about this further into this review…
Kiaramas Cendana Price Information
A rising trend in average sales prices is evident — the condominium’s asking price in the middle 2013 was at around RM560 per square feet, then jumped to around RM650 PSF price point by the end of the year. Developer & Condo Information
Asia Quest, Kiaramas Cendana’s developer, seems to be carving its own niche here in Mont Kiara despite having been compared endlessly to UEM Sunrise. Indeed, there are some dodgy Mont Kiara condominiums around (yes, a fair number of them are indeed duds as we have pointed out elsewhere here in PropertyReviews.my), but Asia Quest seems to be content in putting out quality products albeit in a relatively “quiet” manner.
As such, Kiaramas Cendana does seem to be somewhat “flawless” at least from the outside. From its sturdy structure that is made from quality materials to the condominium’s A+ facilities and amenities, it’s hard to find something to complain about.
Standard units and penthouses are available for potential residents and buyers. Standard units measures at 1,650 and can go as spacious as 2,460 square feet. Penthouses, on the other hand, have a built-up area of 2,852 to 4,830 square feet.
Residents can experience and enjoy the perks of living in this high-end condominium. For one, units come with a built-in water spa. There is also a separate shower area and a long bath in the master’s bedroom. In addition, residents have access to four incoming phone lines to accommodate shared broadband and internet access. For its furnishings, bedrooms and kitchens have porcelain tiles. Meanwhile, timber floor tiles line the master’s bedroom. Kitchens are also equipped with an additional wet kitchen area; a single bowl sink and a worktop; built-in kitchen cabinets; and counter-tops with acrylic solid surfaces.
Residents who occupy standard units are given two adjacent parking slots on the condominium’s covered parking bays, while residents who occupy its penthouses are given three parking slots.
Down The Hill To… Mont Kiara
Mont Kiara seems ideal for people who are always on-the-go and strive for modern convenience at every turn. Walk around the vicinity and you will find supermarkets, convenience stores, and shopping malls to meet all your shopping needs. Aside from these, there are also fine-dining restaurants, as well as fast food chains, pubs, cafes, and other entertainment spots. For families with children, the Kiaramas Cendanas is nearby international schools such as Mont Kiara International School and Garden International School.
The condominium can easily be accessed by major thoroughfares and roads. In fact, traveling to the Kuala Lumpur International Airport is easy, because the SPRINT Highway is just nearby. KLCC is also within driving distance, and residents can use New Klang Valley Expressway to go to Petaling Jaya, Shah Alam, or Port Klang.
What We Think…
Alright, so here’s Asia Quest did a spectacular job in Kiaramas Cendana. Adding an impressive list of facilities to accommodate the luxury needs of residents made it clear that the developer wants to improve on their developments and further cement their place as one of Mont Kiara’s successful condominium developers (although it does seem to be perpetually in the shadow of Sunrise).
Kiaramas Cendana is a condominium with a lot of potential, with its quiet surroundings and an elevated location that is nestled away from the sometimes bustling Mont Kiara community. The green scenery alone is enough to attract potential residents and investors, and with its reasonable prices, we won’t be surprised if units in this condominium will be occupied for a long time.
It’s interesting to note that the price increases drastically just about 800 metres down Jalan Desa Kiara – Gateway’s asking price is about 40% higher than Cendana’s, but we are not comparing apples to apples here. The Cendana can be a bargain buy for a Mont Kiara unit. Additionally, security seems to be a concern nowadays (not specifically in Kiaramas, but the entire Mont Kiara enclave) with the kidnapping of a Dutch boy in front of the Mont Kiara International School in April; the presence of a police station just off Jalan Desa Kiara is a major boost to safety concerns.
Finally, as Mont Kiara has been a buyer’s market for some time now with supply outpacing demand, it’s a good opportunity to do some bargain hunting and make bank in the process. If you’re interested in getting a unit at the Cendana, remember the golden rule of property investment – always pay at or below fair market value. And as any experienced investor in Malaysia property would tell you, in order to come up with a property’s fair market value, always look at the transacted prices (not the asking prices).
