Situated in one of the least populated area in the east of the Mont Kiara enclave, Kiaramas Sutera is popular among home buyers who prefer some peace and quiet. A freehold low-density luxury condominium, the Sutera is made up of 29 storeys that house a total of 315 units. Completed by Asia Quest in 2004, other residential condominiums in the vicinity are Kiaramas Cendana, Kiaramas Ayuria, Verve Suites, Gateway Kiaramas and Hijauan Kiara.
Known as the “other” developer of Mont Kiara condominiums apart from Sunrise, Asia Quest have built a rather handsome portfolio consisting of Vista Kiara, Lanai Kiara and Villa Banyan apart from the Kiaramas condominiums. It’s a rather prolific developer of luxury apartments! Interestingly, it has already started moving outside its comfort zone of Mont Kiara as reported by The Edge here.
The 315 units at Kiaramas Sutera are built with good quality materials, and bear the trademark workmanship of Asia Quest. Each unit is finished with closets, vanity area, and long bath tubs. Apartments are sized from 1,347 to 4,100 sqf. Buyers have the options of either a 3+2 or 4+3 bedrooms.
Residents also enjoy some standard amenities, namely, swimming pool (half of an Olympic size) with water cascades, wading pool, club house, barbecue area, jogging track, business centre, water sculpture, jacuzzi, mini market, salon, squash and tennis courts, snack bar, kids’ play area, sauna, two-tier security e-card access system and round-the-clock security.
Kiaramas Sutera Price Analysis
Upon checking local online property hubs, Kiaramas Sutera’s asking prices range from RM390 to RM550 psf, depending on the size and type of units. We have noted that the prices of the Kiaramas condominiums are somewhat pegged to each other due to the similarities in terms of configurations and location. Gateway Kiaramas is an exception however; its “walk-to-work” concept is a strong differentiating factor which gives it a premium.

Some investors completely miss out on the Kiaramas area – because it seems “out of the way”, and the main artery of Jalan Kiara seems to be where all the action is. This is true to some degree, but it also means that Kiaramas would be able to offer something that other cookie cutter Mont Kiara condominiums won’t be – serenity.
Still, Kiaramas is near the amenities that matter. Plaza Mont Kiara is within walking distance and other shopping centres such as One Mont Kiara, Solaris Mont Kiara and Hartamas Shopping Centre are within short driving ranges. Living at Kiaramas Sutera is very convenient for families and singles as the surrounding commercial establishments cater to different kinds of lifestyles. Additionally, the Garden International School is just a litle more than 1km away on Jalan Kiara 3, so it is especially attractive to parents.
If there is any drawback to living in this enclave, it is the scarcity of public transportation. Another may be the traffic congestion, but this is common to all other major residential and commercial enclaves, and is something that can be gotten used to.
Access to the property is easy, as it is just a few minutes away from the Sprint Highway. This also means that it may be exposed to the excessive noise levels from the highway…
Our Final Verdict
We think that Kiaramas Sutera has a lot of strong points. For one, it is located in Kiaramas – one of Mont Kiara’s least populated areas for now. It is also very near the Sprint Highway, which means residents would not have to suffer too much traffic congestion going in and out of the property.
Another strong point is it was developed by Asia Quest – a property development company with a strong portfolio in the Mont Kiara area. And to top it all, it is one of the more reasonably priced properties in the enclave – on par with other Kiaramas condominiums, but slightly below the upper range in the whole of Mont Kiara (Verve, MK10, MK11, Gateway Residences, etc). With the market now fast favouring buyers, there are bargains to be had – provided that one looks closely enough with the help of a dedicated agent. 🙂
Prices for Kiaramas Sutera are also quite competitive especially when compared to the other properties in the Kiaramas mini-enclave; in fact, it would be hard pressed to find this price elsewhere in Mont Kiara or in KLCC. However, as any savvy investor would tell you, it’s never about the actual price that you pay – it’s whether you can get good returns on the price that you pay for any piece of property that you buy!
