The Lagoon Perdana condominiums is very visible at the PJ South tool booths at LDP. From the outside, it looks rather “block”y and dense. Let’s look deeper… and analyze its strengths first. 🙂
Major Plus Points
One of the main advantage of the Lagoon Perdana in the Bandar Sunway real estate community is its easy access to major thoroughfares. For instance, the rows of apartments sit right in between the KESAS and the “jam-until-you-puke” abomination known as the LDP. The New Pantai Express (NPE) and the ELITE highway are just close by and easily accessible from Lagoon Perdana as well. This makes it very ideal for practically anyone traveling to and from whichever direction.
The second major strength is its inexpensiveness. The prices of both the sales and the rental fees of units in the Lagoon Perdana sit quite perfectly within the mid-range, making it very appealing to small-time investors looking for a good apartment rental market or just an average-priced living space in a beautiful location. You can easily buy a Lagoon Perdana unit with a budget of at least RM 150,000 for an unfurnished unit that measures a built up size of over 900 sq. ft.
With properties in Bandar Sunway now breaching RM400 PSF Lagoon Perdana represents the lower point of entry with asking prices around RM200 PSF. However, don’t mistake “cheap” for “bargain”; it might well be above its fair market value. To help you figure this out, download this free guide on how to value a property – click here.

Makes Perfect Sense For Rental
Here is the most popular reason for buying units here: rental investment. See, the rental market in the Lagoon Perdana units is high, thanks again to its strategic location. Apart from easy accessibility to major roads, the leasehold tenure apartment complex is also close to major universities like Taylor’s College, The ONE Academic, Monash University, and the Sunway University all teeming with students and faculty members who are potential tenants.
And because Lagoon Perdana units are significantly less expensive, compared to its closest competitor SuriaMas, the demand for rental units will always be very high. On average, the rental fee of a 995 sq. ft. unit with 3 bedrooms and 2 bathrooms in the Lagoon would only cost around RM1,300 while a SuriaMas unit could well reach over RM3,500 per unit of over 1,000 sq. ft. The rest surrounding are mostly made up on high end condominium estates that are meant to attract only the moneyed lot.
Facilities Similar To Those At KLCC And Mont Kiara
Alright, just kidding. 😉 In-house facilities-wise, there is nothing much to be expected of the Lagoon Perdana apartments. After all, it is made for the average home buyer and not to be a high end development for the rich and famous. Facilities include a landscaped garden, playground, a multi-purpose hall and a surau. On top of that, the developers have also recently implemented a tighter security measure following complaints of robbery within the compound.
Thankfully, what it lacks in facilities, the rest of Bandar Sunway has already been blessed with. Major shopping malls like the Sunway Pyramid, The Summit, Subang Parade, Empire Gallery and the Mydin Mall are close by and food and beverage outlets, eateries and hospitals are even closer.
Convenience- and price-wise, it is quite challenging to really live up to what Lagoon Perdana offers on these aspects. And it could easily be undefeatable and best home choice, except for the fact that you cannot expect too much facilities.
What Else You Need To Know?
We the editors at PropertyReviews.my help you do your due diligence so that you don’t have to. 😉 We were snooping around the property’s outside gates just to see what’s up, and thankfully the guards did not chase us away despite us looking all suspicious with trenchcoats and all.
Alright, so here’s the deal – the construction looks quite flimsy, and I’m kinda surprised that the buildings pull together. The paint job’s also coming off, and it looks, frankly, shitty. I could only expect students to put up at this place – can’t imagine raising a family here, really.
Further investigating the master builders who developed this place, we found that Lagoon was built by the infamous Talam. OK, you gotta be blind to the news to know that it’s up shit creek. That’s all we gonna say.
If you want to buy a unit to rent out to students then you will want to pay as cheaply as possible without insulting the seller. To do this, you gotta know the fair market price of a unit here at Lagoon Perdana. Enter your details below so that we can email you this rather fabulous guide on how to value a property. It’s free lah. Don’t be a chump. Do it.
