Sitting atop the highest point of Puchong at about 450 feet above see level, Laman Granview is a hilltop property offers a highly exclusive sanctuary where peace and quiet abounds. With rather nice views of the city’s skyline melding with the calming sight of the Ayer Hitam forest reserve, Laman Granview delivers a rather unique experience.
The project was officially launched back in 2007, pretty much a split up consisting two phases – northern and southern. It occupies 50 acres of land housing 144 and 134 units on leasehold for the northern and southern zones respectively.
Puchong is one of the hotspots as far as “fringe” Klang Valley location is concerned; with the explosion of new launches in the southern part in the recent years towards Cyberjaya (notably 16 Sierra and D’Alpinia amongst others) we would expect its popularity to sustain over the next couple of years at least. Choices at Laman Granview
Embracing a low-density scheme, Laman Granview has three different types and highly exclusive properties available:
- Semi detached houses – This type has an average build-up size of 3,577 sq.ft.
- Zero Lot Bungalows – These bungalows have a 3-storey structure with build-up size ranging from 3,651 sq.ft to 3,767 sq.ft.
- Signature Bungalows – This last type sits on the same area as the zero lot bungalows, the only difference is the larger build up sizes which can be between 4,321 sq.ft to 4,521 sq.ft.
Though build-up sizes may differ for each type of houses, the features are practically similar. It will include a spacious living room, a family room and 4 luxurious suite-style bedrooms as well as a guest room. Among the rooms included in every house, the master room is the best because it has its own lounge area, private deck, roof terrace and a walk-in wardrobe.
Beyond The Location Factor
Aside from the serenity and pristine surroundings the property offers, Laman Granview is actually more than its location. Grand panoramic views undoubtedly makes it one of the more relaxing locations in the whole of Puchong, but it also offers convenience and connectivity.
Easy access within and towards neighbouring townships is a breeze in this place. Surrounding amenities for all around living are a short dive away which include educational institutions (Binary University College), banks, dining spots, cafes, entertainment centres and a wide selection of boutiques and retailers for shopping. Nearby are Puchong’s Financial Centre (known as PFCC), Columbia hospital and a handful of shopping complexes including the venerable IOI Mall, Giant Hypermarket and Tesco Hypermarket as well as the much hyped Setiawalk.
Getting to other popular neighbouring hubs such as Sunway, Subang, Putrajaya and Damansara is a fast and easy via the network of highways found withing Puchong. There’s the Kesas Highway and Puchong -Sungai Besi Highway that links to the aforementioned nearby hubs. Lebuhraya Damansara-Puchong (LDP) is another option to take when driving out of Laman Granview.
About The Developer
IJM Corporation Berhad, one of Malaysia’s more well known construction and developer groups and known for a large number of projects (Ampersand in KLCC, Riana 3 in the KL city, Shng Villa in Cheras, the Light Waterfront in Penang), is behind this hilltop sanctuary. As an established developer with over 30 years of expertise, IJM (a merger of IJM Properties and RB Land), was able to tackle a tricky project with grand views while preserving mother nature. Are the Grand Views Worth It?
But it is the newest Alvarez project that’s getting a lot of buzz as of late. It is comprised of only 27 units of contemporary style bungalows featuring three unique designs to choose from. Estimated to have a gross development value of RM90 million for a handful of houses, the price is also expected to be very steep when it officially launches in 2014.
For investors, the question to ask is this: Will the hilltop exclusivity, privacy and convenience worth it? It is also worth noting that the Alvarez bungalows will be much bigger than the three types of houses already offered. It will have a build-up size of 5,300 sq.ft. sprawled oon a lot size of 47ft. x 85ft.
As a cozy and private enclave, cutting edge alarm systems are installed for every unit thereby protecting residents to the maximum level. It is a guarded and gated community with 24/7 guard patrols stealthily keeping watch. Other special facilities include a private garden, solar water heaters (making it energy-efficient), private lifts and a topnotch clubhouse exclusive for residents use.

Laman Granview is one of the higher end landed properties in Puchong. Its incredibly strategic and enviable location is also one of its many attractions, and having a brand name developer is a strong selling factor. The sub sale prices (at the time of the publication of this analysis) starts at around RM1.5 million (although we have also noticed the presence of a couple of properties to be auctioned to start at RM1.4 million), with the bigger units at RM2.5 million and above.
