Right behind Plaza Mont Kiara, on the corner of Jalan Kiara 3 and Sprint Highway, is Lanai Kiara. It was completed in 1998, thus being one of the older condominium properties in the Mont Kiara enclave. Some of its residential neighbors further down Jalan Kiara 3 include Vista Kiara, Kiara 1888 and Laman Suria. The property is in walking distance from the Garden International School and Sunshine Sports Zone along Jalan Kiara 3.
As one of the older projects in upscale Mont Kiara, we would expect peeling walls and unkept grounds, but when we were there for a site visit, we were pleasantly surprised at how well maintained the property is. More on this later. 🙂
Lanai Kiara was developed by Asia Quest, the same builder behind Kiaramas Sutera, Kiaramas Cendana, Gateway Kiaramas (reviewed by GoodPlace.my here) and Kiaramas Ayuria in the neighboring Kiaramas enclave and Vista Kiara in Mont Kiara. Lanai Kiara is one of the handful of condominiums which was built in the early days of Mont Kiara apart from Sunrise.
Now Sunrise (or now known as UEM Sunrise post-merger with, well, UEM) has always been known as the proverbial “big brother” when it comes to Mont Kiara properties, but Asia Quest seems to be content with being in the shadows, focusing on the western area known as Kiaramas with a number of well-thought out projects with nifty features and good locations. Lanai Kiara has been a flag bearer for Asia Quest for some time, and despite its age, it does not disappoint.
Lanai Kiara is a freehold property made up of a single block with several wings housing a total of 181 units. Units at this property are classified as standard, deluxe maisonettes and penthouse. Each unit at Lanai Kiara is finished with timber parquet flooring and ceramic tiles.
The building itself looks its age and sports a maroon-peach color combination, making it look perhaps more ‘outdated‘, especially when compared to newer condominiums which are located nearby. Despite its age, residents of Lanai Kiara still enjoy standard facilities being offered by luxurious condominiums. Besides the round-the-clock security, dwellers also have access to a barbecue area, wading and swimming pools, gym, canteen, parking, mini marketplace, nursery and playground for kids, salon, tennis and squash courts.
Lanai Kiara Price Analysis
As of writing, going subsale (asking) prices for units at Lanai Kiara hovers around RM450 per square feet. In 2006, the average asking price for the property was well below RM300. Prices of Mont Kiara condominiums are on a rising trend since the last few months (especially the newer properties), and there’s spillover effect to older developments such as Lanai Kiara.

Going In And Out
Lanai Kiara, being located on Sprint Highway, makes navigation very easy. Sprint Highway connects to major roads that lead to different areas in the country. Its location is perhaps one of its best selling points. Its proximity to Plaza Mont Kiara means access to lots of restaurants serving different cuisines, cafes for the coffee-lovers and a haven for shopaholics. It is also a stone’s throw away from the Hartamas Shopping Centre, giving residents many more retail options.
What We Think
Lanai Kiara’s location and age may be taken as either advantages or disadvantages, depending on one’s needs and priorities. It is located right on the corner of Sprint Highway and Jalan Kiara 3, which are both busy roads. It means that residents may be distracted with car honks all day. However, this is also a prime location, as Sprint Highway connects the enclave to other major roads leading to other places in the country. It is also located just at the beginning of Jalan Kiara 3, so going in and out of the property means not having to brave traffic congestion. It is also right next to Plaza Mont Kiara and a few minutes from Hartamas Shopping Centre, which we think is a big big plus.
Since this is a “mature” property, the subsale price seems to be marginally lower especially when compared to the newer condominiums in the same vicinity. If you are working with a budget, but want to live in Mont Kiara, this is one of your best bets. Therefore, it still boils down to whether or not this property is of fair value.
