Aspiring to become another Tanjung Tokong landmark is a high rise luxury condominium aptly dubbed as, well, The Landmark. Joining forces to see the high end project come into fruition is Penang native the Boon Siew Group together with Singapore-based Katana Development. Slated for completion in 2017, the Landmark offers high end units targeted at both international and local investors who want a piece of the high end condominium pie in Penang.
We are already sensing that the upmarket niche in Penang may already bursting at its seams, but we’ll take a closer look on how the Landmark could somehow differentiate itself from the rest of the pack.
Sited in the lush surroundings of Tanjung Tokong, the Landmark has a spectacular view of the surrounding greenery and the deep blue sea. We do expect the marketing folks responsible for hyping up the Landmark to exploit this particular feature to kingdom come. 😉

A New Landmark (sic) In Tanjung Tokong…?
Landmark seems to attempt to live up to its name with its towering height that reaches up to 41 storeys. But whether it will be a “landmark” in the traditional sense of the word remains to be seen. Sorry, couldn’t resist. 🙂
There are 290 units of luxury condos available in two layout designs. There are the designer villas which boast a generous built-up of 2,622 sq.ft. These villa type come with 3+1 bedroom and 4 bathrooms, a cozy set-up for couples and young families.
If more spaces and more rooms are what you need then the sky villas are excellent prospect. Built-up size for this type measures 3,004 sq.ft. and comes with 4+1 bedrooms alongside 5 bathrooms.
On average, there are seven units per level giving residents just the right amount of privacy to enjoy. As for the launch price, Landmark units are tagged at a minimum of RM1.678 million to as much as RM3.133 million. Is this a fair price to pay? Well, who knows? 😉

What It Says On The Box
We talked to this agent dude, and he said, “Living up to Landmark’s name and air of modern sophistication are cutting edge facilities, all of which are in place to cater to your every need and whim. Whether it be fitness, recreation, relaxation, leisure or just the basics, Landmark has key facilities at your beck and call.”
Yes, he was that enthusiastic!
According to this glossy collateral he gave me, The Landmark’s facilities include:-
- Olympic-sized infinity pool (I must say, it’s rather nicely done)
- Yoga & Pilates deck
- Private sky dining kitchen (not very common, which is good)
- Glass box sky gym (rather well equipped)
- Cabana villas
- Reflective water features (quite overrated sadly)
- Children’s play facilities & pool
- Concierge lobby
- Function room
- Barbecue facilities
- Designer landscaping with an oriental themed courtyard
- Private loungers
As mentioned earlier, the views are killer. Each unit extends to a balcony overlooking the bustling views greenery, the sea, or the fabulous Penang skyline.
Views are an important consideration to buyers of luxury condominiums (you see, KLCC condominiums which have got the Petronas Twin Towers view routinely command +20% pricing premium over those which do not), and we expect this to be a huge selling point for the Landmark. Just watch. 🙂
Landmark’s location in Tanjung Tokong puts it in a good spot; it is only minutes away from Georgetown and Gurney Drive (barring the erratic Penang traffic!). That also means that the condo has close proximity to a multitude of amenities including restaurants, shopping complexes, retail shops, schools and medical centres.
There is relatively easy accessibility made possible by a web of roads and routes linking the high rise to key destinations in the Penang island. Among the routes leading to the Landmark are Jalan Kelawei, Tanjung Tokong, Bagan Jermal and Gurney Drive.
The development neighbours other upscale condos in the vicinity including The Brezza, Leisure Bay Condominium and Marina Bay Condominium amongst others.
Touted as an up-and-coming luxury high rise in Penang which is set to achieve iconic status, Landmark has come across as a little too hypey for me. Will it live up to its lofty promises? I guess we’ll find out in 2017 🙂
Apart from the view, the Landmark seems to be generous with space. Additionally, the relatively low density factor is a good play given that Penang is showing signs of getting packed to the brim as the days go by (cough… Hong Kong… cough). Also, there are some out-of-the-box facilities which differentiates it from the other luxury segment pretenders.
The prices are indeed comparable even to the likes of KLCC and the upper end of Mont Kiara, and so it’s really not for the middle segment or the beginner investor. Even if you’ve got the dough to spare, don’t buy blindly please. As any savvy buyer will tell you, you gotta need to establish the property’s fair market value first.
