With an estimated Gross Development Value (GDV) of RM200 million, Lido Residency is developer SCP Group1‘s fifth project (the first being Wangsa Melawati which was built in 2011). Lido Residency is a building (on leasehold land) consisting of 32 stories which was launched back in March 2013, housing some 294 apartments. Given its strong selling points, it’s perhaps of no surprise that the development is 90% sold since its launch.
Built-up areas range from 897 sq ft to 1,636 sq ft, with configuration of two and three-bedroom apartments. Prices start at RM542,000 which works out to about RM620+ sq ft. Facilities are top-notch with turfed rooftop decks, pits for BBQ parties, gyms, yoga decks and children’s pool. Additionally, the building is wired up with broadband fiber as well as Astro B.yond hi-definition TV connections.

The main selling point of Lido Residency is its location – being strategically located in the cross junction between Jalan Cheras and Jalan Loke Yew in downtown Kuala Lumpur (near the Cheras velodrome), and within a ten minute short stroll to the Taman Bukit Ria MRT station. This enhances its appeal to those who want to live in the middle of the city but without the hassle of getting trapped in traffic jams. Without traffic, you can get to KLCC in as little as ten minutes.
Additionally, it also marks a move away from the recent trend of “integrated” developments where shopping malls, offices and residential units are all located in one place. Being a purely residential development, there’s no worry about getting stuck in heavy traffic after the work or at the weekend. However, there’s also Pasar Malam next to this property every night – which can either be a good thing or a bad thing, really. This remains unsubstantiated, and if you can confirm this email me. 🙂
- Interestingly, SCP is known more for its parking than properties. Read this –Â http://thestar.com.my/metro/story.asp?file=/2013/6/14/metrobiz/13232476&sec=metrobiz ↩
