Ampang Hilir, or the Embassy Row, is Kuala Lumpur’s residential premier hotspot – deemed to be more prestigious than KLCC even. With its close proximity to embassies, prime commercial properties, and other amenities, Ampang Hilir has become a sought-after address over the last few years.
Mei On The Madge, a low-density freehold condominium, is a property developed by At Ambassy back in 2008. The Mei on the Madge consists of 51 units, and is located along Jalan Madge in Embassy (or Ambassador) Row.
One could only imagine the inspiration behind the name. Perhaps the developer has got two daughters named Mei, and Madge? Ha ha. Stop with the lame jokes, PropertyReviews.my writer. I get it. Oh, and somebody emailed to tell us that originally this development was named Vista Permai which is rather generic (Vista Damai? Laman Permai? Laman Vista? Vista Aman? Permai Aman? Who can tell the difference?).
Mei On The Madge (OK, we gotta admit that this name grows on you) is down the road from Madge Residences, Katana Residences and Lanson Place. So it’s in pretty good company.
Mei on the Madge’s excellent location along Embassy Row makes it attractive to potential investors and buyers. In terms of pricing, the Mei on the Madge’s prices remains competitive, when compared to its neighbouring condominiums, including The Madge, U-Thant Residences, Seri Hening Residence, and Mutiara Upper East.
Sale prices for the Mei on the Madge during the first quarter of 2013 were listed at an estimated RM800 to RM850 per square feet. Many are of the opinion that it would soon breach RM1,000 PSF (like Madge Residences), but that remains to be seen. U-Thant Residences has already exceeded this price point, but then again it has got a stronger proposition (read here for review). The residential property only has 51 units. Built-up areas for these units start at 560 square feet. Larger units are measured at 1,954 square feet. Residents can choose from a KLCC view or an Ampang view, depending on the unit’s layout.
The Mei on the Madge has three layouts to choose from. The first layout is made up of a single bedroom and one bath. It comes with a KLCC view, and has a built-up area of 560 square feet. The second layout comes with 1+1 bedrooms and a single toilet and bath. This layout comes with an Ampang view. Built up area for the second layout is sized at 646 square feet. Layout three is measured at 1,001 square feet, with three bedrooms and two baths. It comes with a view of the KLCC skyline.
The Mei on the Madge has a lot of amenities to keep residents occupied. There is a business centre, a barbeque area, a Jacuzzi, and a sauna. Its gymnasium is well-equipped. 24-hour security is provided for its residents, as well as a covered parking.
Mei on the Madge is located in Jalan Madge, a quiet spot in the heart of Ampang Row. The city centre is just a mere ten-minute walk from the condominium. Not that you’ll feel inspired to walk given the hot KL sun and the shitty smog…
There are also a lot of commercial retail shops and shopping malls surrounding the Mei on the Madge. Since KLCC is just a couple of minutes away from the condominium, residents can either walk or take a short, quick drive to get their shopping done at the Suria KLCC, the Great Eastern Mall, Pavilion K, or the StarHill Gallery. Ampwalk Shopping Centre is just a stone throw’s away from the condominium.
Schools are also nearby the condominium. SMK Sri Ampang, Fairview International School, Sayfol International, the Goethe Institute, and SMK Puteri Ampang are just some of the schools located near Mei on the Madge. Of course, embassies are also within short walking distances, making the condominium a prime pick for expats who work in the area.
While there are a lot of new condominiums being developed and completed along Ampang Hilir, condominiums in the Jalan Madge area remain preferred among many investors and residents. Mei on the Madge takes pride on its excellent location and reasonable prices, factors that make the condominium a good option to choose when buying or investing in a condominium in the Ampang Hilir area.
We tend to like properties here on the Embassy Row because it has got an air of prestige which is often “faked” elsewhere (cough, KLCC, cough…), and Mei On The Madge occupies one of the prime-est spot right in the middle. Its low density is also a winning factor – although this is more common among Embassy Row properties than, say, KLCC or Mont Kiara.
On the other hand, Mei On The Madge seems to suffer from a “love it or hate it” design which makes it stand out (not in a good way) amongst its distinguished peers on the Embassy Row. Whether this is a factor in the sub sale market it remains to be seen… but its lower (by Embassy Row standards) asking prices seem to indicate that this is indeed the case.
