Located in Jalan Dutamas Raya, Menara Duta 2 is right in front of Menara Duta 1 with a major highway at its back. In addition to its sister development, the project neighbours to other condominiums including Solaris, Hartmas Regency and Anggun Puri
Unlike the its predecessor which has three towers, Menara Duta 2 is comprised of only two blocks with 16 storey each. Units are sprawled across all levels offering various built-up sizes ranging from cozy 1,400 to ultra spacious 2,804 sq.ft. Upper level units have options of facing the Genting Highlands or the panoramic KLCC skyline. Condos also come with a balcony where residents can enjoy their cup of coffees while overlooking the surrounding views.
At the time of launch, subsale price was between RM320,000 to RM1,600,000. The minimum price was lower than that of Menara Duta 1 making it an affordable investment back when the development was at its peak. Today, however, the property has seen a decline in its price. What to Expect
Seeing that the condominium sits in a middle-class and vibrant area, residents enjoy quick access to a host of amenities. Kuala Lumpur City Centre, for instance, is about 20 minutes away by car. That short convenient drive opens up to a myriad of choices for shopping, dining, entertainment, leisure and work. Other business centres like the one in Mont Kiara and Sri Hartamas are also easily accessible.
Shopping is a huge part of area’s appeal with complexes like The Curve, IKEA, Bandar Utama and Tesco a short drive away. Educationally, there are a couple of international schools in the vicinity as well as primary and secondary schools.
Surrounded with a network of thoroghfares, connectivity is seldom a problem. The only drawback is the notorious traffic congestion in Jalan Kuching and Jalan Duta during peak hours. Nonetheless, several expressways are always ready to connect Menara Duta 2 residents to the more destinations. What We Think
Despite the benefits and promise of its great location, Menara Duta 2 has seen a decline in its demand. It is evident in its price which was set from RM320,000 going down to RM210,000 several years after its completion. Another factor that may have affected the condominium’s appeal is the poor reputation of its developer. There’s also the fact that the property is really old and couldn’t keep up with new competition very well.
