Sunrise is primarily known for their portfolio of pioneering condominiums in Mont Kiara, and another property to add into its roster list of developments is Mont Kiara Aman, a high-end freehold condominium located in Jalan Kiara 2 off of the main Jalan Kiara artery which cuts across the Mont Kiara enclave. Its immediate neighbours are Mont Kiara Damai, Mont Kiara Astana and Mont Kiara Bayu.
Mont Kiara Aman (known in Japanese as モントキアラ アマン ) is made up of two blocks, built on a massive (relative to other Mont Kiara condominiums) land area of 5.8 acres. It houses a total of 345 units, placing it in the somewhat middle tier when it comes to density. Units at the Mont Kiara Aman feature 3+1 bedrooms, with measurements ranging from 1,600 to 2,648 square feet.

Potential investors or residents with a lot of ringgit to burn can also choose penthouse units, which are measured at 4,300 square feet. Bigger units that are measured at 2,100 square feet boasts of a large living room. It also offers a balcony which makes it even more attractive.
Like all Sunrise developments, Mont Kiara Aman is built with above average quality materials for building and construction. Not only that, Sunrise has a good reputation when it comes to maintenance, so residents would not have to worry about leaky faucets and puddles of water accumulating on floors because of unnecessary leaks. Indeed, despite the sheer number of condominiums that Sunrise has built over the years, the number of complaints is surprisingly small (relatively speaking).
Pricing Analysis
Mont Kiara Aman’s price tags are within range when compared to other condominiums in the vicinity, such as Mont Kiara Astana, Mont Kiara Damai, and Mont Kiara Bayu. For the first part of this year, prices of the condominium’s units played around the RM650 per square feet mark from March to May. There’s some sort of a popularity contest between Aman and Damai, and some preferred the latter due to its overall design and “resort” setting (given the same price levels). Both developments are hugely popular during the heydays of Mont Kiara with near full occupancy in 2007-2008, and we can certainly see why.
Amenities & Facilities

Sunrise acknowledges this, as Mont Kiara Aman boasts of modern facilities that invite luxury and convenience. Unfortunately everything does look rather “templated” and off-the-mill.
For one, the condominium has an infinity pool, as well as a barbecue area perfect for weekend stress-busters. It also has a business centre, a cafeteria, and a nursery to accommodate the toddlers. A gymnasium is also made exclusive for its residents. Mont Kiara Aman’s two tennis courts are among Mont Kiara’s best—Sunrise made sure that it is made from nothing but the best material. There is also a squash court, a salon, a sauna, and a mini-market.
There is a 24-hour security surveillance to ensure security among residents. A covered car park is also accessible and is exclusive to residents.
One may argue that newer condominiums like MK10 and MK11 may have more state-of-the-art facilities, but remember that Mont Kiara Aman was built way back in 2005. For its price, it delivers what it promises, and then some. 🙂
We do speak with tenants quite regularly, and the “stick rate” for renters here are pretty high; the most common feedback we get is that Mont Kiara Aman is rather “homely” and well maintained. It does compare favorably against comparable condominiums which were built around the same time.

The Mont Kiara neighbourhood is for the hip and classy—it is surrounded with posh malls, fine-dining restaurants, and cafes. Within walking distance, it’s easy to find a nearby grocery store or a mall to shop. As for schools, Mont Kiara Aman is within driving distance to Garden International School and Mont Kiara International School. Sport enthusiasts will get a high from nearby Kuala Lumpur Golf and Country Club (KLGCC), as well as Bukit Kiara Equestrian and Country Resort.
What We Think
Sunrise’s earlier condominiums can be rather “predictable”, but we view that as an advantage; you will get what you see, and there are no nasty hidden surprises (yes, we do hear horror stories about the newer condominiums… but that’s a story for another time).

Older Mont Kiara condominiums have the advantage of being strategically located since commercial areas and schools are usually built around these properties.
Another good point about these “older” condominiums is that they usually occupy the best spots by the virtue of being “first” in the area, and Mont Kiara Aman has undoubtedly one of the best spots in central Mont Kiara – walkable to Mont Kiara International School or MKIS (which is a major selling point to expat families with school going children) as well as to the commercial areas like the Shoplex, One Mont Kiara and Plaza Mont Kiara.
On the minus side, we do see a somewhat unbelievable number of available units for sale (hundreds!) proliferating the local property portals, and this is usually a sign of unhealthy practices in the form of bait and switch schemes by some unscrupulous negotiators. It’s not a surprise to us that schemers would target Mont Kiara since this is an area where money changes hands the most (comparable to KLCC condos as well as bungalows in Damansara Heights and Bangsar).
