Northpoint is indeed right at the center of everything, almost quite literally. It is one of those condominium buildings that provide its homeowners prime address – not only for the exquisite condominium services that they offer and the undeniably high end name that this Tan & Tan development project was made to be; it offers prime address because it is close to everything important and necessary and yes, popular.
Pricing Trends
Currently, there are four types of condo units available at the Northpoint Residences, with sizes that range between 1,819 sq ft and 1905 sq ft, plus several units of duplexes (size: 3380 sq. ft.) and four penthouse units (sizes between 2636 sq ft and 3466 sq ft). Current market prices of Northpoint condos (at the time of publication of this review) – the regular ones – start at RM 850 psf, quite reasonable for fully furnished, serviced units inside MidValley city.
On the other hand, the office spaces at the Northpoint are sized between 1,819 sq ft and 3466 sq ft. The prices may be staggering – with some furnished units currently on the market with a price of RM 1,000 psf – but Midvalley’s MSC status and the accessibility from both KL and Petaling Jaya can all take the blame for this price.
Now comparison with the newer Bangsar South residential developments like Camellia would be inevitable although the latter is newer by a good couple of years. Northpoint Residences – What’s In It For Ya
The two towering buildings that make up Northpoint are composed of 228 units of residential spaces and 204 office spaces, both equally serviced. Apart from the obvious prime location advantage of Northpoint, the maid services and the necessary high-end security, these other amenities are what draw the condo-loving crowd – investors and homeowners both:
- Covered parking
- Wireless LAN
- Nursery
- Outdoor recreation facility
- Launderette
- Swimming pool
- Sauna
- Fitness center
- Clubhouse
Public commute stations (trains, taxis) are almost literally a stone’s throw away. Some are even semi-connected to the entire complex – like the posh mall The Gardens and obviously MidValley Megamall – both of which are connected directly to Northpoint via pedestrian bridges. Schools and major hospitals are also just within ten minutes.
And this is perhaps the biggest charm that Northpoint holds making it amongst the most attractive living spaces in this vicinity. Forget the traffic jam, forget the bustling city life surrounding it – that is what makes Northpoint popular amongst many of KL’s urbanites and expats – especially for the latter because expat favorite Bangsar is close by. If you want to be right in the middle of everything, Northpoint Residences may be the perfect spot for you.
Conclusion
Now it’s clear as day that Northpoint Residences’ biggest differentiator is its location next to the Midvalley Megamall, but this also means that it is next to the Federal Highway. Some may be able to tolerate the noise levels from the highway; many are not. So, if you’re interested in a unit here, ask your agent for a first-hand viewing!
Additionally, not a lot of people are eager to “go home to Midvalley” which means that they will need to get stuck in the jam with mall rats and moviegoers (especially Wednesday evenings!).
Now with Bangsar South coming up with rather exquisite and upmarket residential developments such as Camellia which forms part of the Park Residences, the buyers eyeing this area will also have these alternatives to consider. Now Camellia may not boast of being next to an established shopping mall (and we reckon that it might take a good few years before the commercial area in Bangsar South to pick up), it is newer and could boast of somewhat better facilities.
