From the developer of Malaysia’s first ever condominium (the legendary Running Horses Village in the KLCC enclave), Tan & Tan, comes an addition to the Setiawangsa cluster of condominiums on Jalan Jelatek – the imaginatively named One Jelatek. A freehold condominium, it is but a few kilometers away from the KL City Centre.
One Jelatek was completed in 2007, and launch prices then were from RM510,000 to RM1,250,000. Quite moderately priced for a city condominium. Among Tan & Tan’s other projects include Cendana (off Jalan Sultan Ismail), Hampshire Park (on Persiaran Hampshire in the KLCC enclave), U-Thant Residence (on the Embassy Row) and Seri Maya (which is right next to One Jelatek).
As of writing this review, listings for One Jelatek indicate an asking price range from RM580 to RM690 psf. Rental rates are from RM2.60 to RM3.00 psf. Its next-door neighbor Seri Maya (from the same developer) sells from RM470 to RM590 psf, while rentals are at an average of RM 2.40 psf.Β The price difference could be due to the unit sizes and the density factor (Seri Maya is of higher density with some 1,500 units on 16 acres of land). Normally, bigger units (such as those at Seri Maya) commands lower prices per square feet.

Living Spaces at One Jelatek
One Jelatek is made up of two blocks of 19-storey and 21-storey buildings that house a total of 90 residential units. There are eight types of floor layouts at One Jelatek, hence catering to various kinds of lifestyles:
- Type A & A1 have 2 bedrooms, a study room and have a built-up size of 1,556 sqf.
- Type A2 also has 2 bedrooms and a study room but has a built-up size of 1,817 sqf.
- Type B & B1 units are 1 bedroom units with a study room and are sized 1,327 sqf.
- Type B2 are units with 1 bedroom, a study room and have built-up size of 1,588 sqf.
- Type C & C1 units have 2 bedrooms + a study room and are sized 1,649 sqf.
- Type C2 units also have 2 bedrooms + study room but are bigger than C & C1 at 1,910 sqf.
- Type D & D1 units have 3 bedrooms and are sized 1,633 sqf.
- Type E & E1 units have 2 bedrooms, a study room and a built-up size of 1,621 sqf.
Besides the high quality finishes, each unit is also provided with air conditioning units each for the dining, living, study and bedrooms. The glass panels in bathrooms are also tempered. There are built-in cabinets in the kitchen with hood and hobs and the flooring is made of solid wood.
Each unit also boasts of a spacious balcony – handy if you want to impress your date with the breathtaking Kuala Lumpur skyline with a glass of champagne in hand. π Residents are also afforded utmost privacy as units are only 2 per floor (19-storey block) or three per floor (21-storey block).
Besides the usual facilities standard for most condominiums, One Jelatek offers its residents a Sky Terrace. From its name, it is located on a high level floor and houses an infinity pool, jacuzzi and a sundeck. Security is also a top priority. Magnetic touch cards are used at all entry points. CCTVs and intercom systems are also provided.

When one thinks of city living, one would automatically imagine an apartment in the KLCC enclave overlooking the Petronas Twin Towers. There are also some who swears by the rather fabulous properties that line up the Embassy Row. Some may also consider Bangsar and Mont Kiara being good alternatives to the city center. Setiawangsa, on the other hand, is often overlooked. The area may not be as well known as the others at the moment, but there are reports that Setiawangsa is going to be developed into a better neighborhood. It is centrally located, thus, it is very convenient going to, from and around the vicinity.
Despite the variety of configurations (13 in total), the unit sizes are remarkably similar at 1,500 – 1,900 sq ft. These are rental-friendly sizes; also, given that the property is within walking distance to the Setiawangsa LRT station means that it’s easy to rent a unit out.
In the Jelatek surrounding in Setiawangsa, there are at least three mid-range condominiums amidst the low cost flats which dot the area – Kampung Warisan (an older condominium built and maintained by E&O), Seri Maya and One Jelatek. Prices between these properties tend to be similar, which could indicate that the fair market value is at this level.
