Another great addition (since 2007) to Ampang Hilir’s growing list of high-end condominiums is the Raintree Residence, a low-density serviced apartment developed by Mulpha Land (subsidiary of, well, Mulpha International). The Raintree Residence is located in Jalan Wickham off Jalan Ampang Hilir, along the famous and affluent community of the Embassy Row. The freehold condominium sits beside the famous Raintree Club, giving its residents full access to the club’s facilities and amenities. Its closest residential neighbours are what collectively known as the “Wickham condominiums” (Wickham Residence, Wickham Manor, Ampang Hilir Tiara).
Ever since the Raintree Residence’s major renovation last 2007, demand for its units rose dramatically. Its developer made sure that a lot of changes will take place in order to turn the entire development into something investors would notice and residents would enjoy. Not a bad move for a developer who is not that keen into residential property in Malaysia. This is just a start for Mulpha, as it sets its sights on more developments in the Klang Valley area and in Bangsar.
At the moment, the Raintree Residence requires a one-year tenancy period. Listed rent prices are estimated to start at around RM8,200 to RM10,000. This reasonable price makes it easy for its developers to rent out all of the property’s 12 units quickly and easily. Since the condominium is located in a strategic and convenient location, units at the Raintree Residence are hard to come by. It is also evident how its 2007 major renovation has contributed to the increased demand for units. This is just the final touch to the exclusivity and privacy and overall homey ambiance the Raintree Residence needs, making it a pretty good residential choice for a long time.

Modern Living, Classic Design
The Raintree Residence was formerly known as the Raintree Terrace before it went through refurbishing last 2007. The low-density condominium’s renovation has done wonders, and now, the Raintree Residences’ façade is timely and elegant with its French-inspired exteriors. Its French architecture also shows in the condominium’s roofs and balconies.
The condominium is made up of one block with five storeys. The low-density freehold condominium only consists of 12 units. Exclusivity is one benefit of living at the Raintree Residence. With its 12 units, residents are guaranteed privacy. Built-up areas for standard units are measured at 2,047 square feet. These units have 3+1 bedrooms. Penthouse units have built-up areas of 3,643 to 3,742 square feet, with 4+1 bedrooms. There are also four penthouse units available for lease. Each unit comes with two parking slots, and an optional membership to the Raintree Club, which is just located nearby. The Raintree Club membership would allow residents to fully enjoy the club’s facilities, including a bubble jet spa, salon, sauna, tennis courts, and an Olympic-sized swimming pool.
Facilities of the Raintree Residence include a fully-equipped gymnasium, swimming pool, wading area, a barbecue area, a sauna, and a salon. 24-hour security is also provided.
Work and Play at the Embassy Row
The Embassy Row is a prime residential spot which offers a lot of amenities, activities, and facilities. The Raintree Residence is nearby KL’s hippest malls, and fancy restaurants. There are also schools and medical centres nearby the condominium.
Schools that are located within a short drive include the Sayfol International, and Fairview International School. The Gleneagles Medical Centre is also located nearby. For leisure and entertainment, residents of the condominium can go to the Royal Selangor Golf Club, the nearby KLCC park, or shop til they drop in KLCC’s biggest malls, including the Suria KLCC and the Pavilion. The Great Eastern Mall is also located within walking distance, as well as the Ampang Point Shopping Centre.
You’ll be usually be hard pressed to find a unit here for rent as the total number of units are only, well, twelve. Exclusivity is a main selling point, and adds to the prestige of the property. Prospective tenants usually also shop around in the condominiums in the Wickham area or further up north in the Seri Hening condominiums which are of higher density.
