Ridzuan Condominium is comprised of 3 blocks offering fully furnished units with a modest built-up of 590 sq.ft. onwards. Some corner units boasts a built-up of 1,200 sq.ft. featuring 3 bedrooms + 2 bathrooms and some furnishings which may include air conditioners, beds and furniture. Subsale price was set from an affordable RM160,000 to as much as RM750,00 while rental was from Rm500 to RM2,500.

Given that the development mostly caters to students, Ridzuan Condominium includes a collection of basic facilities. Encouraging students and residents to pursue an active lifestyle are courts for tennis and squash as well as a well-equipped gymnasium. There is also a mini market close by to take care of essentials or you can simply head over to some restaurants for occasional dining out.
If you wish to simply relax, you can use the swimming pool or spend time with your kids at their own playground. The development also comes with a covered car park while security is taken cared of via the 24-hour security system.
Old But Still Convenient
Close to the residence is the Sunway Mentari Business Park where you’ll find a myriad of practical amenities. Within this large commercial complex are shops like laundry, salons, photocopy centres, internet cafes and sundry shops.
If you’re stressed out and needs some fresh air, Ridzuan Condominium is right next to a large park. Within this area is a lake alongside lush greenery and a jogging track. If ou’re up some a short walk, there’s also the Subang Ria Recreational Park for more outdoor leisure and activities.
Giving that the area is densely populated by students, there are several schools in the area aside from Taylor’s College which include:

In terms of connectivity, Ridzuan Condominium is served by several expressways including NPE, LDP, KESAS and Federal Highways.
What We Think
Despite Ridzuan Condominium being old compared to some nearby developments such as Sunway Suriamas, Subang Ville Ehsan and SK Kg., the residential still remains relevant in some ways. For one, it is situated in a sweet spot near amenities and facilities. Another is easy accessibility which can also be a problem in terms of traffic congestion especially during peak hours.
Another possible issue that some residents have complained about are cars parked at the roadside. This is because students share apartment units but the allotted carpark bays cannot accommodate everyone. Nonetheless, Ridzuan Condominium has maintained a decent rental yield after all these years. Gross rental yield is between 7 to 9%, a good return for discerning investors.
