Senja, a private lakeside high-end residential development, is another venture and one of the latest launches by Bandar Raya Developments Bhd (BRDB). It is crown jewel in the making situated in the southern region of Kuala Lumpur, particularly in the locality of Seri Kembangan, Serdang. It is nestled within the 247-acre Bluewater Estate making it an “estate within an estate”. With a gross development value of RM850 million sprawled in 47 acres of leasehold land, this fully gated, guarded and stratified residential project marks BRDB’s bold risk of straying from its usual high rise projects. Regardless, this newest venture will embody the developer’s hallmark quality and prestige just like its other projects such as the Troika, Straits View Residence and One Menerung.
Inspired by its name, Senja, a Malay word for dusk or twilight, the development embraced the concept of a strata landed homes cradled by lush landscapes, scenic greenery and a relaxing lake front view. In other words, Senja practically follows BRDB’s (in partnership with Country Heights Land Sdn Bhd) commitment to providing the high life. It aptly captures the La Dolce Vita principle where residents are lured with the promise of “living the good life.”
High End Choices
Poised to become a premier and high-end residential, Senja will be offering a total of highly exclusive 278 units. To be more specific, the units are subdivided into the following:
- 97 zero lot villas
- 89 terraced houses

The houses are to be completed in four phases with phase 1 launched very recently (October 5, 2013) featuring a total of 114 units valued at approximately RM300 million (GDV). What We Think
All in all, Senja is a promising investment to consider. While Serdang and Seri Kembangan are generally known for developments targeted towards the masses, there is a gap in the market that BRDB aims to fill in. Seeing that gated and high-end residential developments is untapped in this region, the developer masterplanned Senja with the hopes to provide growing families with better homes in a prime location. It has also been reported that Seri Kembangan as well as its surrounding townships (Cyberjaya, Puchong an Balakong) have experienced rapid growth in the recent years which puts Senja in a very bright and promising future. The question is not whether the market is ready or not, but it’s about whether home seekers and investors are ready to grab such an investment opportunity.
