As any real estate agent in Klang Valley would tell you, Mont Kiara is the superstar address of modern Kuala Lumpur. But then again you should take any agents’ word with a large dose of salt as they go to where the monies are, and Mont Kiara is one of the places in the Klang Valley where money gets made hand over fist. Landed properties in Mont Kiara like the Villa Serene Kiara are like light to flies due to their value which is being driven up due to scarcity in the area.
One of the popular names in the prestigious Mont Kiara enclave is Serene Kiara Residence (also known as Villa Serene Kiara). Amid this highly populated section of Kuala Lumpur, Serene Kiara offers its residents a much-appreciated seclusion amid Mont Kiara’s bustling little community. It is surrounded by rather esteemed townships like Sri Hartamas, Damansara Heights and Bukit Tunku; it does seem to exude an air of prestige (which translates into its asking prices!).
With exclusivity and outstanding aesthetics come with great fees. Basically, the psf rates on this freehold property aren’t exactly that high at about RM 650 psf – only about half of the usual rates for gated communities; pretty much on the average for a high-end development. But what makes the homes here expensive is the fact that you are paying for space with built up sizes of homes between 3,000 and 5,000 sf. That makes a furnished home run up to at least RM 2.5 million in asking price, higher if it comes fully furnished.
Now note that landed properties in the Mont Kiara area are few; one would usually look at places like Villa Mont Kiara (zero lot bungalows), Lumina Kiara (semi-detached houses) and Villa Aseana in “central” Mont Kiara or Duta Tropika in the Dutamas area for alternatives, but these places frequently exceed RM1,000 PSF in asking prices. Serene Kiara – A Closer Look
With only 46 units of three-storey semi-D homes, the gated community is fairly less populated than its closest neighbors of Kiara Hills.
Design-wise, the Serene Kiara does not fall short of expectation. Its developers, Kiara Sempurna, pretty much made sure that each house interior was designed to give out a very serene vibe. They did this through putting up high ceilings, balonies and large windows, added with a very clever use of space to give as much room to breathe as possible. Green thumbs would also definitely love how each house comes with a yard for their very own garden.
On top of that, the developers also made sure that the residents enjoy as much serenity with their in-community facilities starting with their very luxurious infinity pool, a perfect oasis amid its landscaped paradise. They can also enjoy their gym, playground and multi-purpose hall.
The one other thing that makes living in Serene Kiara – and living in the Mont Kiara area altogether – a very charming prospect is that it is perfectly secluded from the main city with views of nature, but it is close to some very important recreational and shopping hubs including the Kuala Lumpur Golf and Country Club, Bukit Kiara Equestrian Club, Hartamas Shopping Centre and the Plaza Mont Kiara.
And through the various expressways surrounding the enclave, Kuala Lumpur is only a 15-minute drive away. That is, on a good traffic day – and as any KLite would know, that’s as rare as a “good hair day” for Donald Trump.
What We Think
Serene Kiara would inevitably be compared with its closest neighbour, Kiara Hills which are both located in Desa Sri Hartamas. It is the cheaper option (on a per square foot basis) although newer at about two years. Many real estate developments that wanted to create high end gated and mid rise communities make use of the beautiful rolling hills of Mont Kiara. From up there, residents can enjoy an unparalleled view of the KL skyline and get surrounded with lush greenery that is somewhat a rarity in this urban jungle. If you’re after this particular feature (and you’re a qualified buyer), the Serene Kiara can be a good choice.
Pricing will always be a salient point for big item purchases as this, and so it’s important to completely nail down the purchase price if you’re going after capital yield (or even rental yield for that matter).
