Exclusivity, outstanding aesthetic quality, eco-friendly – the Setia Eco Park in Shah Alam was cut for prime address brand right from the start. And if these are the exact things you are looking for in a living space, you had better bring out your cash because it will not be anything short of a million or two.
Looking at the most recent prices collated here by PropertyReviews.my from the local property portals, it seems that average asking prices have increased some 125% since 2011, with some listings reach the levels that of Damansara, Subang Jaya and Petaling Jaya.
“Eco” seems the be the new sexy in Malaysia property lately, although the green concept has long been championed by the likes of the developer Ken Holdings for example (notably in Ken Rimba). New kid on the block (but staffed by veterans from SP Setia nonetheless) Eco World seems to be taking this concept to a whole new level with its slew of eco-friendly properties in the likes of EcoSky, EcoGardens (both in the Klang Valley) and EcoBotanic down south in the Iskandar region.

Setia Eco Park is perhaps, and it should be safe to say, the most exclusive of all exclusive real estate properties in all of Shah Alam – heck maybe in all of Klang Valley! At only 3.7 homes per acre of this over 700-acre freehold property on average, the record set by Setia Eco Park on keeping the population density low on the per acre basis is quite high and hard to challenge.
This makes it an ideal place for people and families who want to live a quiet and peaceful life. And it also helps that it is far from the center of KL – it is just so much quieter, more peaceful hereabouts. And thanks to very dense vegetation dedicated to this ecopark residence, any noise and pollution from the nearby surrounding highways that lead to the Setia Eco Park (i.e. NKVE, Jalan Duta, etc) are easily blocked out.
At the price the homes in Setia Eco Park came in, the developers are sure to have given much thought about planning the look of the place. And their efforts paid off. Everything within and outside of the bungalows and semi-detached homes are a perfect marriage of form and function.
Outdoors, the residents would love the numerous nature-inspired features in the sprawling estate. There are the butterfly and bird sanctuaries to start with. There are also the Swan Lake and the Twin Rose Ponds to go with these sanctuaries.
The homes in themselves do not fall short of expectations either. Apart from the state-of-the-art individual home security systems, the houses at the Setia Eco Park are huge and spacious, and are sure to give homeowners a perfect breed of the luxurious and eco-friendly, close-to-nature kind of lifestyles.
There are mainly two types of homes found in the Setia Eco Park: the semi-d links and the luxurious bungalows spread across several phases. The built-up sizes of the homes here vary according to its location; home sizes begin at about 3,000 sf for the smallest going all the way to a whopping 7.000 sf or so for the really big homes.
Apart from home sizes, the main thing that makes the homes here very attractive to buyers are the amenities that provide it the eco-friendly lifestyle including the grand landscape designs in the common areas, beautiful walkways, and nature-inspired features. On top of that, these designs also make the list:
- Pools (Olympic, regular, wading)
- Dance studio
- Tennis and squash courts
- Private function
- Karaoke room
Low density is a high price to pay. The homes here are not exactly cheap as the PSF rates run along the lines of RM 600 PSF for unfurnished units – and while this may be unheard of a few years back for properties outside the city, many have even reached the RM700+ PSF level depending on location and condition.

At Setia Eco Park, houses here are priced in the millions and some are comparable to some landed properties in Mont Kiara, Damansara Heights even.
