OK, first off, 3Elements is at this place called “Puchong South“, but it’s really not that near Puchong’s southern area as we know it (say, 16 Sierra, Puchong Gateway, etc). It’s further than that. For a map courtesy of Google, click here ; if you’re hunting for the place on your GPS then the coordinates are 2.986327N, 101.671164E. To me, if anything, it’s more like “Seri Kembangan Fringe” than anything else. It’s some 15km down south from IOI Mall, Puchong.
Now we can’t blame the developer for rebranding the area into Puchong South – after all, Puchong is pretty bankable nowadays. Elsewhere, Kerinchi a.k.a. Bangsar South (notably Park Residences) and Dutamas Raya a.k.a. North Kiara (Verdana, Concerto) are pretty much rockin’ it. Marketing-wise Titijaya (the developer) seems to be doing the predictable thing, but long-time investors may snigger at this rebranding exercise.
According to our good property agent friend Joe who has got monies to make from hustling for this project, “SoFo 3Elements is a masterpiece of sort as it innovatively (sic) melds three key elements that perfectly meets what a balanced urban life is about”. What are the “3 Elements”, Joe? Apparently the project name aptly defines what the mixed development embody – live, work and fun in one address. It offers serviced apartments, office sites and retail or shop offices housed in the same building. OK… so far, so good…
Location, Choices and Prices
The location at which 3Elements is at is called the “Golden Triangle” formed at its fringe by Puchong, Seri Kembangan and Cyberjaya, but technically it’s inside Bandar Putra Permai in Seri Kembangan. 3Elements is sprawled across more than six acres of leasehold land with the surrounding calmness of Ayer Hitam Forest reserve.
Two blocks of SoFo (short for Small Office Flexible Offices) are housed in the boutique city. That’s about 800 office units available for purchase starting from a “lowly” price of RM255,950 to RM367,307. Check if these are good prices to pay using these guidelines (free ebook). There are single storey office suites with build-up areas from 504 to 761 sq.ft. Duplex Offices suites, on one hand, has a bigger build-up area ranging from 692 to 1,131 sq.ft. with a variety of eight layout designs to choose from.

However, we do note that Titijaya has got a solid track record in Subang Jaya (E-tiara Apartments, First Subang, Subang Soho and Casa Tiara) Titijaya enjoys being a “branded” developer in Malaysia property. Further cementing its reputation is the said 3Elements venture where commerce, work and leisure seamlessly blend; it does seem poised to be its defining project as a developer outside its usual comfort zone of Subang Jaya.
Since it was launched in March 2012, 3Elements has enjoyed easy success and immediate sell-out as more entrepreneurs are drawn to the concept of SoFo offices. In addition, the developer is luring investors with freebies like a spacious car park, two units of air conditioners, pantry and free SPA and legals fees for a loan. It couldn’t get any better than that.
With 3Elements’s strategic location, topnotch facilities and good pricing, it is safe to say that SoFo is a great place to be if you want one address where work, play and life fit together like Matroshka Dolls. With the worsening of the traffic in the Klang Valley we see integrated developments like this to continue to pick up rapid traction. Also, with its rather competitive pricing we can expect the SoFo to draw crowds who are small business owners or perhaps first time entrepreneurs who want a small place to hustle and ply their trade. Other similar places like this would be like Ativo Sofo (in Bandar Sri Damansara), SetiaWalk in Puchong (where there are a small number of SoHo units) and Gateway Residences in Kiaramas, Mont Kiara.
