Way back in early 2000s, Sri Putramas I, a high-rise high-density condominium project, was built in a prime location within Jalan Putramas. It was completed in June 2004 making it one of Mayland Group’s early developments. Just in front of the residence is the follow-up development namely Sri Putramas II.
Comprised of 5 blocks sprawled on freehold land, Sri Putramas boasts strategic location just off Jalan Kuching. Either side of the project have great views of the KLCC skyline or Mont Kiara landscape. Variety is also part of the masterplan as evident on the different built-ups and layout designs. Typically, units at Sri Putramas I come with a standard built-up of 1,050 to 1,400 sq.ft.
Launch price was very attractive back then. It starts from RM140,000 onwards while rental was between RM1,300 to RM3,000. Considering the location alone, the price looks incredibly affordable. But you should remember that a good investment is not just about low and affordable price.

Condo Facilities Adding Appeal
Apart from its strategic position in Jalan Putramas, part of the development’s appeal is the promise of modern comfort within reach. Right at the comforts of home are basic facilities meeting lifestyle needs including:
> Mini market
> Tennis, Basketball and Badminton courts
> Swimming pool
> Playground for children
Securing the place is a round the clock security system. It comes with card access to notch up security giving residents peace of mind and a safe living environment.
Benefits of City Living
With Kuala Lumpur City Centre and Mont Kiara close by, residents have easy access to an array of amenities. Be it shopping, education, medical, recreation or essentials, Sri Putramas I is right at the heart of excellent modern living. A few minutes away are shopping complexes like Plaza Damas, Cineleisure and IKEA.
Connectivity is never a problem either. Sri Putramas I is well-linked to neighbouring townships including Petaling Jaya, Bangsar, Mont Kiara and Damansara via several routes. There’s Jalan Duta, Kuching and Ipoh in addition to Penchala Link. Major expressways such as DUKE and NKVE further enhance accessibility for the development.
Unfortunately, success for any condominium development is not solely dependent on location or low price for that matter. Sri Putramas I has been hounded by criticisms due to poor construction. There were complaints about cracked ceilings, faded paints and bad windows. Even the cracked exterior was giving quick evidence of substandard materials. Due to these early bad raps, Sri Putramas I has already tainted Mayland’s vision to provide best valued properties in prime locations.
Location-wise, the development is in a good spot but it’s the poor workmanship that dented the developer’s reputation. Fortunately, Mayland made up for its mistakes with Sri Putramas II. It is a follow-up condo project situated in the same prime location but with better quality and more in line with the developer’s vision.
Another consequence of poor construction is Sri Putramas I not appreciating much over the years. Some still see it as a good investment though considering that the area has more room for growth in the future.
