Alright, let’s face it. The Effingham Place probably has most unfortunate name in Malaysia property today (the effing what?). Either the marketing folks at See Hoy Chan (the developers) are fans of that awesome satire Effing Show, or they are just itching to be fired.
Misgivings about the name aside, The Effingham located in Bandar Utama. It sits opposite Pelangi Damansara and its strategic location allows easy connectivity to neighbouring mature townships. Getting in and out towards Kota Damansara, Mutiara Damansara, Damansara Utama, Damansara Jaya, Taman Tun Dr Ismail and SS2 will only take a mere 5-minute drive. Of course, that assumes near zero traffic on the LDP, which is as probable as the Malaysia football team beating Spain 3-0 in football.
Since it was launched in January 2013, Phase 1 of The Effingham has been received well as the standard for premier urban living and world class business lifestyle. It has been awarded with the Certification of Fitness (CF) and it continues to draw in investors for its enviable location and range of advantages over other developments.
In the Cradle of Luxury… Wot?
Cradled by the luscious surroundings, The Effingham offers more than a home it seems. These rather exquisite zero lot bungalows are sprawled across 32 acres of prime freehold land. As our favorite resident agent at PropertyReviews.my John “Moolah” Teo says, “The Effingham Place is a sophisticated sanctuary giving you the luxurious space fitting for the lifestyle of the rich.” Yes, Johnny boy. Typical sales speak, brah.
There is a total of 212 homes divided into two phases with build up sizes ranging from 5,564 to 12,713 sq.ft. Phase 1 consists of 90 lush units and the rest belongs to the final phase.
All units are designed to provide ultimate comfort and convenience hence fitted with important features. From air conditioners to kitchen cabinets, built-in oven, cooker hood, dishwasher, water heaters, microwave and wardrobes, residents have everything they need.
Who The Effingham Is Effing For?
Looking at it rather luscious facilities, The Effingman is without a doubt targeted at affluent entrepreneurs, high income families and ambitious professionals craving for a standard of living set high above the rest. Among the features residents can enjoy are:
- A state-of-the-art swimming pool
- Spacious barbecue area
- Top notch playground
- The Effingham Clubhouse (yes, that’s what it’s called, no joke. It houses the gym, multi-purpose hall, surau, management office and changing rooms)
- 24-hour security with CCTV
Conveniently located in the vicinity are some of the best amenities in the area making The Effingham experience a notch sweeter. Within a short drive are a slew of educational institutions including The British International School, SMK Bandar Utama Damansara 2, 3 and 4, SMK Bandar Utama, and SJKC Puay Chai 2. Other easily accessible amenities include the BU8, a commercial centre full of businesses, food joints, retail outlets and banks. Another famous hotspot for the residents is the CentrePoint Bandar Utuma where you can enjoy a variety of fast food chains, F&B outlets, book stores, convenience stores and a fitness centre to name a few.
And of course, who can discount the fact that it’s near the venerable One Utama?
Enhancing the property’s affluent status are other premier developments such as the 5-star One World Hotel, The Club @ Bukit Utama, a golf course and driving range.
In addition to luxury at its best, The Effingman is also a hub of connectivity. Serviced with major highways and roads, it is easily accessible via the New Klang Valley Expressway, Damansara-Puchong Highway, Sprint Highway, North-South Highway and Jalan Damansara.

Worth it or Not? Here’s The Lowdown…
With a gross development value of RM550 million for Phase 1 alone, The Effingham project headed by See Hoy Chan (through its subsidiary Bandar Utama Development Sdn Bhd) is indeed the perfect symbol of prestige and affluence. It is also understandable that each unit comes with a hefty price tag starting from RM4.3 to RM9.7 million sold via the “build-then-sell” (BTS) scheme the developer has pioneered in. (It’s worth noting that BTS is not catching on that rapidly; the other prominent BTS project would be Hap Seng Land’s D’Alpinia down south in Puchong).
Let’s face it – at this price tag you can probably bag yourself a really nice bungalow on Damansara Heights or Bukit Tunku (Kenny Hills) even. The Effingham, however, boasts of being the most upmarket property in this side of town. The designs are decidedly upmarket, and its location superb. A couple of million is no spare change by anyone’s standards unless your uncle is Rich Branson, and it is therefore important to be able to figure out the “fair market value” for the Effingham.
