Luxurious Green Home in Penang – The Manor
The Manor is an eco-friendly luxurious bungalow project consists of only three exclusive units. It has a Gross Development Value (GDV) of some RM15 million, and is located in the affluent Pulau Tikus area – a renowned neighbourhood where the rich and elites reside in Penang.
A development project under New Bob Group’ s subsidiary company called NB Tropics, the three-storey bungalow project sits on 17,730sq ft of freehold land in Cordington Avenue, on individual lots of 5,275 sq ft to 6,997 sq ft and with built-up areas of between 5,576 sq ft and 5,804sq ft. The selling price ranges from RM4.85 million – RM5.56 million.
About The Developer – New Bob Group
Penang-based New Bob Group which was formed in 1959 started out as a real estate agency. Over the years it has diversified its business being involved in property management, MM2H, car rental and later on, property development. For the past few years, New Bob Group had built various renowned commercial industrial properties in Penang such as New Bob Centre, NB Plaza, NB Tower and light industrial factories.
In present, New Bob has embarked on a more focused dimension of direction – which is to build eco-friendly green homes. The group adheres to Green Building standards through several green building initiatives for its existing and future development projects – The Manor included.
What makes The Manor particularly attractive is the increasing demand for landed residential properties in Pulau Tikus (given its reputation as an upper class community). Codrington Avenue is a prestigious address with a strategic location – it is within a stone’s throw away from amenities such as the Convent Pulau Tikus school, Disted-Stamford College, Penang Computer Academy, shopping malls, pubs and bars. There’s also convenient accessibility to medical institutions such as Penang Adventist Hospital and Gleaneagles Medical Centre – both within short driving distance.
The Manor is also near the Tun Dr Lim Chong Eu highway – giving commuters direct access to the Penang Bridge.
Pulau Tikus is distinctively unique in its demographics – it used to contain Eurasian and Burmese settlements in its vicinity (against the more common Chinese and Malay outlook of most areas in Penang). Therefore, residents of The Manor will be able to observe the influence of these settlements through several interesting designs and structures in this area.
The Singapore’s Gold Award by BCA Green Mark
The Manor is set to be the first project in Penang to be accredited with the environmental Gold Award Mark by BCA Green Mark from Singapore’s Ministry of National Development. Among the green features that have been incorporated into the project are:-
- A stylish aerofoil roof that opens to the sky,
- outdoor landscaping,
- energy saving solar power,
- cross ventilation, and
- passive solar shading.
Among the more prominent features are double-height living rooms, rainwater harvesting and roof gardens for energy conservation which provide natural insulation to the rooftop from the light and heat of reflection. This will help to reduce the usage of air-conditioners apart from the greenery to improve the air quality via carbon dioxide absorption.
The Manor is slated to be completed by end of 2013, and given the exclusivity of this project (only three bungalow units available) we expect the units to be taken up rather swiftly. New landed developments in Penang is also few and far between these days, and this adds to the appeal of this development. We also like the green features; while this is fairly common in the Klang Valley, in Penang it’s still rather new with New Bob being the concept pioneer in the island.
New Bob has got another residential development in its bag (Preston Oaks), and with The Manor it will possess a strong portfolio in luxury residential developments in Penang. With a reputable developer, prestigious address, superb location and unique design with ground-breaking green features, The Manor is a clear winner.
