Malaysian real estate development giant, Sime Darby, has created what it calls its most ambitious project to date in USJ Heights. And they did not disappoint. The USJ Heights has practically everything the high-end homeowner is looking for – in amenities, design, and available pubic facilities within and around the gated community located in Subang Jaya’s most prime location.
After more than three decades of dominance in the Subang Jaya real estate scene, Sime Darby surprises all of Malaysia with the creation of USJ Heights. And they don’t call it ‘the last piece of paradise in Subang Jaya’ for nothing. The homes here are crafted with a garden-themed design that creates exactly that ‘paradise’ look the developers and homeowners are yearning for. Launched in November 2008, USJ Heights span some 153 acres.
USJ Heights is large enough to fit several neighborhoods comprised of terrace homes, bungalows and villas – and nothing falls short of impressive in practically every angle. This is something that’s made for such high end clientele – the kind that lives for impressive interiors, excellent exteriors, and the brand of secure community living that Sime Darby is known to have cultivated in the greater Subang Jaya area.

- Avalon -bungalows and villas

Price-wise, the homes are quite high, but seem to be fair and reasonable considering all the amenities, facilities, and the easy accessibility to major thoroughfares in the Subang area. Also, remember that this development is freehold.
Prices in the terrace houses start at RM1.4 million and the most expensive ones are located on their Avalon neighborhood villas that could go up to RM4 million or higher in subsale prices. Impressive Security Inside and Out
All the neighborhoods of USJ Heights are secured by perimeter fencing plus roving 24/7 security personnel housed by a guardhouse at the main entrance. But the security measures do not stop on the outside. Aside from imported, high quality automated gates in every home, the houses at USJ Heights are created with their own home alarm system, intercom-integrated entrance, and a centralized monitoring system that’s connected to the guardhouse.
For high-end and classy residents, these security measures are more than adequate to keep them feeling safe right in their own community.
Because this area of Subang Jaya has long been developed by Sime Darby, the public facilities around USJ Heights and in the greater UEP area have long been established. There is practically everything from primary school to tertiary education, shops, clinics, and two major hospitals are a stone’s throw away.
On top of that, several huge malls including several others that are currently built within the community itself. These include the Empire Remix, One City and the Tropicana Metropark as well as Da Men next to USJ Summit. The existing malls in the Subang Jaya area are Empire and the venerable Subang Parade.

We went on an on-site visit and came away impressed with the quality of the development – the planning is immaculate and impressive. The low density factor is definitely a winner here; the wide spread of the developments and the ample space is a refreshing change from the usual “pack it all in” approach taken by many Malaysian property developers. For this, Sime Darby deserves much credit. On a sidenote: the guards are also helpful and pretty laid back – they are not as tight-arsed as those at Mont Kiara. 😉
However, as with any new development with “space” as one of the selling points, the location is always an issue – with development land running out in “central” areas these new developments are inevitably located far away from what’s deemed as the “centre of gravity” of Klang Valley real estate. In the case of USJ Heights, it may not be as close to the Subang Jaya township at some agents may tell you; in fact, it’s some good 10km from Subang Parade (which many consider as the centre of Subang Jaya). This is the same distance from Puchong.
With the dearth of landed developments nearer to the city, we shall expect more areas like this to garner more attention over time, and with a brand name developer USJ Heights may seem to be a no brainer with its wide range of configurations and choices, and at the risk of sounding like a broken record – space. Its pricing per square feet at about RM450-550 PSF may seem to be fair, but as the build-up sizes are moderately huge the total price may be well beyond many people; USJ Heights is decidedly upper middle class.
