Despite its shortcomings (real or perceived), Mont Kiara is indeed a beautiful place; there is no doubt about that at all. For one, nothing comes close to the views surrounding Mont Kiara β thereβs the beautiful lush hills on one side, and the breathtaking view of the Kuala Lumpur skyline on the other. Without an iota of doubt, Mont Kiara is one of the most prime address in the Klang Valley, nay, Malaysia.
While we here at PropertyReviews.my are erstwhile fans of Mont Kiara, we are less enthusiastic about this area up north in Segambut which is being rebranded as “North Kiara“. Of course, this makes sense from the sale-ability point of view; one could argue that the whole Mont Kiara is in fact the rebranding of Segambut!
However, we do like to make the distinction between the “heart” of Mont Kiara and the North Kiara area (which is defined as the enclave surrounding Jalan Dutamas Raya). The newer developments in this area tend to be upmarket and well, aesthetically modern, but the area is populated by older medium cost apartments which somewhat takes some “prestige” away from the brand.
Richard S., an agent specializing in Mont Kiara and Hartamas area, remarked to us during a visit to the PropertyReviews.my office, “If thereβs one thing more beautiful than living in Mont Kiara, it would have to be living in the northern side of Mont Kiara. In one of the highest peaks of the prime address location, the views are unequaled and residents can enjoy more exclusivity. And one residential development haven is enjoying all of North Kiaraβs beautiful bounty.” Well, we don’t expect you say otherwise now, Rich? π
Verdana North Kiara – Exception Rather Than The Norm
Now back to the property review. π Verdana of Dutamas sits at the “peak” of North Kiara – it is at the end of the slope connected to by Jalan Dutamas Raya, near Anggun Puri and Duta Ria. The French international school is directly opposite.
The location on its own could well be a reason to buy a unit here, but the developers have equipped it with all the amenities and facilities that could make a purchase here well worth it. We’ll see. π
There are garden villas and apartment villas that sit on the sprawling 4-hectare freehold property that, apart from having the natural views that make it beautiful, are surrounded with outstanding landscaping and water features that make the place look even more picturesque, giving the residences a private resort feel to their everyday living.
Verdana is composed of equally beautiful garden villas and apartment villas, divided into two phases. Phase 1 has 298 units, while Phase 2 has more than 400. Each unit here measures between 1,400 sf and 3400 sf, most of which come with three bedrooms plus balconies and lanais β the best and most perfect way to enjoy the gift of panoramic views surrounding it.
Apart from the fact that it is beautiful, living in the Verdana is also such a breeze. Security-wise, apart from the 24/7 security, residents enjoy dual-access security for their homes. They can also enjoy other facilities like their luxury hotel-esque swimming pools, playground, multipurpose halls, tennis court, gym, as well as covered parking bays. Not to mention, residents are also likely going to enjoy equally high end neighbors, with Mesra Terrace and Concerto standing quite close by.
As with most other residences in the Kiara area, they enjoy easy access to major thoroughfares like the DUKE and the North South highway, and the short drives to KL and Bangsar. However, with the mushrooming of condominiums in this area the traffic is getting worse by the day it seems – see this article in The Star reporting on the predicaments of the residents in Dutamas Raya (folks, you’re part of the problem!).
Verdana Pricing Analysis
Price-wise, living in Verdana is considered a little above average. A unit here is sold only between RM 650 to RM 700 psf β if youβre looking for something mid priced (by the standards of upmarket Mont Kiara condominiums) but does not fall short on the features, Verdana might just be the perfect place for you.
We have long been fans of BRDB – its series of “greatest hits” comprising of the Troika in KLCC, One Menerung and Serai in Bangsar are rather unmatched. Verdana is positioned at one tier below these upmarket residential developments, but we do not expect it to be short of the BRDB touch.
However, at RM650 to 700 psf it is indeed already at the upper limit of Dutamas (sorry, “North Kiara”) condominiums; the comparable Concerto North Kiara down the road was also launched at this price range.
