The concept of link houses has long been popular in Kuala Lumpur, and the high demand for these type of property has prompted a lot of developers to develop beautiful and luxurious terraced and link houses in order to keep up. Villa Aseana is a gated community located in the upmarket enclave of Mont Kiara. Its location is peaceful and quiet, mainly because it is strategically positioned on the second highest vantage point in the Mont Kiara vicinity. Location-wise, it is situated opposite the cluster of high rise condominiums comprising of Seni Mont Kiara and Kiaraville.
Mont Kiara is fast turning into a concrete jungle as its skyscrapers and glamorous condominiums would tell you. Through the years, as condominiums get built at rapid pace with developers seeking to maximize every inch of precious space in Mont Kiara, there are some who think that the quality of life here has gone down the drain.
However, Villa Aseana is situated in a gated community, resting on Mont Kiara’s higher grounds. This is indeed, a serene and tranquil community, which makes it somewhat special when compared to your usual garden variety, highly dense Mont Kiara (or even KLCC) condominium.
But don’t get me wrong – the property is still close to the glitzy restaurants and cafe’s of Mont Kiara’this makes it an even more desirable property for investors who are seeking to buy and rent out properties, especially to singles and families. Being on Changkat Duta Kiara, Solaris @Mont Kiara is just at the end of the road while Solaris Dutamas (where Publika is) is less than 2km away – perfectly reachable by foot on a cloudy day. 🙂

Link Houses In Mont Kiara – A Rarity?
Villa Aseana is made up of 43 courtyard villas or link houses. It also has five bungalow units. Built-up areas for these link houses and bungalow units start at 3,000 square feet. Each has 5+1 bedrooms and also includes a loft. There are also six bathrooms for each unit.
Courtyard units have two types. Type A includes two dramatic courtyards which are, for me, always the best places to retire to at any time of the day. These courtyards allow natural lighting, and both are beautifully located facing master bedrooms. On the other hand, type B units are more spacious. Dining rooms lead to a secret garden, inspiring a peaceful and tranquil ambiance for its residents.
One upside of living in a gated community is of course, a top notch security system. Villa Aseana is guarded by roving patrols and security guards 24/7 to make the community safe and secure. Residents can take advantage of its amenities and facilities – there are always things to do here that will give singles a quick break away from a hectic work week, and families a fun weekend. There is a barbecue area and a swimming pool exclusive to residents. A jogging track is also available to keep active bodies fit. Covered parking is also available and can be used by both residents and their guests.
As one would expect, prices for a piece of landed property in Mont Kiara could hardly be “cheap“. The asking price, at the time of review, hovers around RM950 PSF point which is at the upper middle range of Mont Kiara properties. For comparison, the semi-detached houses at Lumina Kiara is at the same rate (or maybe a little lower at RM750 PSF asking price), and Duta Tropika near Solaris Dutamas has breached the RM1,000 PSF point since a few years back.

Landed properties in Mont Kiara are scarce, and understandably more expensive than your regular off-the-mill condominium. In the set of landed developments (Villa Mont Kiara, Flora Murni, Lumina Kiara, etc), Villa Aseana seems relatively affordable. It is located on a “dead end” road which makes it rather serene and peaceful compared to, say, the cluster of condominiums along Jalan Kiara 1.
We tend to like Ireka developments because they are usually well designed with emphasis on visual appeal. Additionally, it has got a good track record in building upmarket condominiums (I-Zen condominiums, Tiffani, RuMa in KLCC). Villa Aseana seems to be a good choice for those who are looking for a nice and quiet landed property in Mont Kiara with a rather reasonable price tag (around RM1,000 PSF).
Estimating fair prices for landed properties in Mont Kiara is quite tricky because they are scarce and located away from each other. To help you figure out what’s the fair market value of a unit at Villa Aseana, remember to use past transacted prices (and not the asking prices which can be arbitrarily set by agents and sellers).
